Privately tucked away farmhouse with no near neighbours in an enviable semi-rural position
A quintessential Grade II listed farmhouse with 16th century origins, privately tucked away in an enviable semi-rural position. The property has a lovely outlook to all sides, yet is only about a mile from the heart of the popular village of Matfield, which is reachable via footpaths.
Foxella oozes character from the moment you arrive, with many notable features, a peg-tiled front elevation and cat slide roof to the rear. The impressive vaulted entrance hall has aged oak beams, set in what was originally an outside walls and the accommodation is beautifully presented with a wealth of timber, red brick and stone flooring, drop latch cottage doors and many original fireplaces.
The two principal reception rooms feature wide brick inglenooks, with wood burning stoves and these interlink to create adaptable space for entertaining. The modern bespoke kitchen in a later side extension has a traditional-style Everhot range cooker, Butler sink, painted units and Yorkstone flooring, with a stable door out to the garden. The utility room provides space for white goods, whilst the adjacent breakfast area and study/snug offer cozy informal space, with a Clearview wood burning stove.
Outside, the lovely cottage garden wraps around the house, with brick pathways, a parterre-style kitchen garden with a greenhouse and swathes of lawn edged with well-stocked shrub and herbaceous borders.
The gated driveway to the front has parking and turning space and a timber framed open garage with a studio above providing additional space away from the house. The five-bay barn in the garden was used by "hoppers" working on the hop farms in the past and now provides good storage and a workshop.
The gently sloping fields stretch down to a stream, with another block of land to the other side, amounting to just over six acres in all. The fields are left fallow and cut once a year to encourage wildflowers and are an idyllic natural habit which links to the Kent Wildlife Trust nature reserve at Brenchley Wood. There are mature oaks to the boundaries, high hedging providing privacy, and ample wood is collected to fuel the wood burning stoves.

I like the style of this fine period house, which has some impressive rooms, but it's the setting which really makes it for me, away from neighbours, down a quiet country lane, but only about 5.5 miles from Tunbridge Wells.
