Charming Grade II listed former Rectory in the heart of this popular Dorset village.

About this property

  • A charming Grade II listed former Rectory occupying a delightfully quiet situation close to the church, in the heart of this sought after village. The house is understood to date from the 17th Century, possibly with earlier origins and offers a wealth of character features.

The Old Rectory has handsome elevations of whitened render and brick under a slate roof, enhanced by a trelliswork entrance porch on the southern front. The house was extensively refurbished and re-roofed when the late owners purchased in the 1980's, and whilst well maintained and well presented, would now benefit from a degree of modernisation. There is however huge scope for a buyer to improve to their own style, budget and timescale.

A pretty trellis porch and front door open into the entrance hall
with a fine staircase. This continues into the rear hallway with flagstone floor, guest cloakroom and secondary staircase. The drawing room has an impressive stone fireplace with log burner, feature corner window, and French doors to the garden room with flagstone floor. The dining room has a fireplace, wall panelling and ceiling beams, and adjacent is a useful study. The generous kitchen/breakfast room is fitted with a range of modern units, an oil fired Aga, and has windows to both front and rear. Leading off is a rear hall/boot room, utility room and workshop.

On the first floor are four good size bedrooms and three bath or shower rooms, two of which are en suite. There is also a dressing room which links two of the bedrooms. The period staircase continues up to the large unconverted loft space.

    Outside
The house is approached via twin shingle driveways, one providing parking adjacent to the house, the other providing further parking and giving access to the Double Garage with workshop and potting shed at the rear, and loft over.

The delightful gardens lie on three sides of the house with the main aspects being south and west. They extend to around 0.69 acres and include a paved terrace accessed from the garden room, perfect for outdoor entertaining. The gardens are mainly lawned with a wide variety of specimen trees and shrubs, including clipped box hedging.
