About this property

  • Uppermuir is a most attractive former farmhouse, situated in a lovely and very convenient rural setting, which has been sympathetically extended within the last 20 years. As such it now comprises a beautifully presented country house, which faces south with views out over open countryside. Uppermuir is stone built with a slate roof and is believed to date from the late 18th century, and has a harled extension to the side and rear, and larch cladding around the side entrance lobby into the kitchen. The house is fully double glazed and benefits from oil fired central heating.

Uppermuir is approached by its own farm road, off which are gravelled parking and turning areas. A front door opens to a hallway. To one side is a useful downstairs bedroom with fitted wardrobes and a partially tiled en suite with bath with shower, Heritage washbasin with vanity unit and WC. On the other side is the family room, with its fireplace with a wooden mantel and brick surround, housing a cosy Stovax wood burning stove. This leads to the kitchen, creating a lovely open plan living space. The well appointed and fully fitted kitchen has wooden units with an oil fired AGA plus electric companion unit, sink, plumbing for a dishwasher and an island unit with a breakfast bar, together with tiled flooring. Off this is a useful walk in larder and a rear entrance lobby with a covered back door. The fine sitting room is double aspect and has a door to the garden, a Jotul wood burning stove and links through to the conservatory, which is an appealing seating and dining space overlooking the garden, and has window blinds, doors to decking and a tiled floor. An inner hallway has stairs to the first floor and links to both the kitchen and to a ground floor shower room with Heritage washbasin, WC and understair cupboard, together with a boot room. Beyond this is a utility room with fitted units with sink, plumbing for a washing machine, storage cupboards, door to the garden and an oil fired boiler.

The illuminated stairs lead up to a split level landing. Bedroom two looks out over the garden to the rear and along with bedroom three has undereaves storage. A shower room has a Heritage washbasin and WC, while the principal bedroom is double aspect and again has undereaves storage, a fitted hanging cupboard and an en suite with corner bath, two Heritage pedestal washbasins and a WC.

The attractive gardens at Uppermuir surround the house. Decking links the conservatory to the front garden and is a lovely seating area. There are roses and honeysuckle at the front of the house, and the garden comprises lawn with trees providing shelter and privacy. To the side is a paved seating area, sheltered by a banked shrub border. The garden behind is enclosed by hedges. A wooden shed (2.45 m x 2.2 m) houses a water tank, UV filters and pump. Alongside is a screened oil tank.

Behind is the paddock, which is fenced and watered and has recently planted birch trees along its western fence. There is a central wooden stable block with box profile roof, concrete apron and two loose boxes (each 3.55 m x 3 m), one currently used for storage and one as a gym with power and light, together with a feed store (2.9 m x 6 m).
