About this property

  • Maplewood is a large, detached family house set in beautiful established gardens nestled in the popular community of Balado. The house was built in 1994 by housebuilder Manor Kingdom, and offers extensive and flexible living space throughout.

The front door opens up into a vestibule with double doors leading into the central hall. Off here sit the three principal ground floor reception rooms, the kitchen / dining room and a WC. The kitchen / dining room has stunning south facing outlooks to the garden, and sliding patio doors leading out onto the patio. The adjacent utility room has a back door into the garden, a further door to the integral triple garage, and plumbing in place for laundry appliances.

The family room has lovely views over the rear garden, and the drawing room overlooks the front garden. Both rooms benefit from an abundance of natural light as a result of their extensive windows. The family room has a log burning stove, and the drawing room a gas fire. The spacious dining room sits across the central hall and overlooks the front garden. A large storage cupboard and WC also sit off the hall. A central timber staircase leads up from the entrance hall to the first floor galleried landing above. The impressive principal bedroom suite has views over the rear garden, with the Cleish Hills beyond. It has an en suite bathroom with separate shower room, WC and large dressing room with walk in wardrobe. The three further double bedrooms all have fitted wardrobes. Bedroom 2 and Bedroom 4 have their own en suite shower rooms, and Bedroom 3 has an interconnecting family bathroom which is also accessed directly from the landing. Bedroom 5 is currently used as a study, and the adjacent sitting room is approached by double, part glazed doors from the landing. Both of these rooms are south-facing, overlooking the rear garden.

The private monobloc drive to Maplewood passes through stone pillars with lantern lights and wrought iron gates. It sweeps through the front garden and up past the front of the house to a generous parking area, and the garage which has more parking in front of it. The integral triple garage sits to the side of the house with a door leading directly into the utility room. The garage has two electric and one manual garage door. It also houses the boiler, and has a separate gardener's WC.

Maplewood has stunning gardens to the front and rear of the house. Both have spacious lawned areas and are enclosed by a variety of mature trees along the north, east and west boundaries to provide privacy from neighbouring properties. Trees include birch, cherry and a line of mature spruce to the north, and there are also stunning rhododendrons interspersed throughout the gardens. The gardens are fully enclosed by fencing and a beech hedge which runs along the southern boundary. A flagstone terrace sits immediately outside the kitchen and offers a wonderful south-facing setting for outdoor entertaining. A water feature sits to the side. A greenhouse, and store / workshop are located in the rear garden.
