Detached period cottage with large garden.
Water Hall Cottage is a charming detached period cottage under a tiled roof tucked away on the edge of this very popular rural village. Formerly a farmhouse, it was extensively renovated and presents in good order. A variety of period features remain throughout including exposed timbers, Inglenook fireplaces (with evidence of possibly up to three former bread ovens) and ledged and braced doors.
The welcoming Aga kitchen provides the central hub of the house with its adjoining scullery and there are three good sized reception rooms on this floor together with a shower/cloaks and utility room with garden access. The Inglenook fireplace in the sitting room has been fitted with an ACR wood burner and there are a variety of cupboards, shelving and display niches throughout the ground floor.
The first floor is approached by two staircases. There are five vaulted bedrooms, of which one is currently used as a dressing room, providing a spacious master suite of bedroom, dressing room and a bathroom with a Jack and Jill arrangement, thereby also functioning as the family bathroom. Please refer to the fully dimensioned floorplan for the accommodation's layout.
The property is approached down a long drive with parking for several cars and the delightful mature gardens extend to about 0.71 of an acre and include a double open bay garage, ornamental and wildlife ponds, deep flower beds, a woodland area and a vegetable garden with fruit bushes. The site borders the Catchwater which joins Reach Lode.
Services: Mains water, electricity. Private drainage to septic tank. Oil fired radiator central heating.

As soon as I drove through the gate, I was surrounded by the delightful mature gardens. The charming Aga kitchen felt so homely and I was really surprised to find that the rooms were larger than expected - this really is well worth a visit.James Barnett
