About this property

  • Whitlands is a character coastal home that over the years has been sympathetically extended to provide a deceptively spacious property that has the potential to be divided into two as has been the case in the recent past. It sits on a large plot with an extensive lawned garden (in all extending to about 0.89 acres (stms: subject to measured survey) enjoying views over the fields to the sea.

    Accommodation Ground Floor
A welcoming entrance porch leads into the cosy kitchen breakfast room with a character tiled floor, fitted units, gas fired cooker with hobs. An oil fired Rayburn range cooker set in an inglenook fireplace with feature bread oven provides a warm focal point. An inner hall to the right has a useful utility room off with space for appliances and a Belfast sink and a separate shower room. Adjacent is a large reception room at the front of the property with vaulted ceiling and exposed A - frames. The current owners planned to have a new kitchen dining room fitted here to make the most of the sea views and have had designs drawn up with Howdens Kitchens in Cardigan. However, the room is a blank canvass and could be put back into a reception room/dining room, possible library/study area, extra en suite bedroom etc.

A second door in the corner of the kitchen dining room leads to another inner hallway to the accommodation at the rear of the property. The rear side of the property has been used as a self-contained area in the past. The first room is a bright bedroom with a vaulted ceiling, exposed A-frame and French doors leading out to the side garden. Moving further along the hall there is a useful study/office/extra bedroom on the right. This room used to have a second kitchen area. Adjacent is an attractive tiled bathroom with a roll top bath. Steps lead down to a large living room with a beamed ceiling, ornate open fireplace, French door to the main garden and views towards the sea.

    First Floor
The property has two separate first floor areas. A staircase rises up from the kitchen dining area to a loft bedroom and a smaller loft storage room. This smaller room may have potential to convert into an en suite. The other second floor area is accessed by a staircase near the living room. This leads to the principal bedroom that enjoys sea views.

    Externally
The property is approached via a pretty stone walled entrance with wooden gates and a gravelled drive. A sheltered patio area lies to the front offering a great place for alfresco dining while enjoying the views. The large grounds include extensive lawned garden areas, mature and young trees, shrubs, bushes, flower borders and seating areas. Excellent potential orchard. There is superb summer house with light, power and a decked area that could also be a perfect studio or outdoor office (sea views may be a distraction!). There are a number of other garden sheds including a useful small stone shed with power. There is ample space for parking and the storage of boats and trailers etc. There is also a useful secondary access at the end of the garden.
