About this property

  • Understood to date back to the 16th Century, Coombe Farm is a very special property which enjoys a wealth of period features whilst also benefiting from modern conveniences. Previously a successful apple and plum orchard, the farmhouse is utterly charming with its traditional stone façade and impressive gardens and grounds.

Inside, the inviting entrance hall sets the tone for things to come with an impressive staircase rising to the first floor. The three south facing reception rooms are of particular interest, all enjoying high ceilings and wonderful view over the beautiful rear garden and beyond. All three reception rooms have feature fireplaces with the study benefitting from French doors leading outside onto the terrace with an attractive pergola - perfect for alfresco dining.

The current owners have recently installed a new kitchen which is clearly the heart of the home and is centred around the Aga. There is ample space for a breakfast table and a wide range of base and drawer units. Adjacent to the kitchen is a useful utility room and boot room with a back door to the outside courtyard.

On the first floor, the generous landing with an abundance of natural light leads to four bedrooms (one en suite) and a family bathroom. Three of the four bedrooms enjoy the most beautiful southerly outlook over the pretty garden, orchard and paddocks. Bedroom one benefits from an en suite bathroom with separate shower and built in wardrobes.

A noteworthy addition to Coombe Farm is the highly successful annexe which has a superb 5 star Airbnb rating. Additionally, this could easily be used as ancillary accommodation. Inside, there is a spacious sitting room/bedroom with exposed beams and vaulted ceiling, bathroom and quaint kitchenette. The guests benefit from enjoying their own private garden which is full of colour.

There are a wide range of stone outbuildings centred around a courtyard, these include three barns, a workshop, wood store which was a former stable and a garden shed. There is huge scope for further development subject to necessary planning consents. Attached to the annexe is a useful car port and further store.

    Gardens and Grounds
The garden is delightful and has been beautifully maintained. Coombe Farm is approached from the quiet lane via a five-bar gate into the generous courtyard area. The south facing formal rear walled garden is beautifully planted with a pretty path that is flanked by well stocked flower beds and lawn leading to the front door. Beyond the garden is a further lawned area with a pond inviting an abundance of wildlife, this leads to an excellent vegetable garden with raised beds. The remaining 12.75 acres consists of a magnificent orchard, well fenced paddocks with pleasant views back towards the house and a front garden.

Coombe Farm is rather special and I love the charming farmhouse feel alongside the wonderful grounds – there is something for everyone!
