About this property

  • Horses Green is a substantial and comfortable detached family home which offers particularly well proportioned, spacious and light accommodation laid out over two floors, which has been significantly improved and sympathetically extended by the current owners to include a new stylish Kitchen with Aga, new bathrooms, new central heating system with underfloor heating, new roof and decoration throughout.

There is further planning permission in place for demolition of the existing garage and building a two storey side extension, Tewkesbury Borough Council ref 22/01044/FUL. This would create a new veranda type entrance, a new sitting room, dining room, hall and cloakroom on the ground floor and a new principal suite on the first floor.

There are some lovely far reaching views towards the Malvern Hills from various parts of the property and the rooms are particularly light with new conservation approved double glazed sash style windows. In total, the plot extends to 0.72 of an acre.

A short distance from the house is a small garden store and small AstroTurf pitch on a hard surface. On one side of the property is a pretty, small walled garden, whilst the remainder of the gardens have recently been cleared, planted and seeded in part. There is a large gravelled parking area bounded by stone walling and fencing. The gardens enjoy some lovely views across fields.

View payable Stamp Duty for this property

A very stylish but comfortable family home, ready to move into but also the possibility to extend further, the dog and I love walking in this area, and we could roll down the hill to a pub!

Local information

  • Horses Green is peacefully situated on the slopes of Cleeve Hill, on the edge of the village of Woodmancote.
  • Cleeve Hill is one of the highest points on the Cotswold escarpment, providing it with far reaching westerly views to the Malvern and Welsh hills. Just 4 miles north of the Spa town of Cheltenham, the area at the top of the hill is known as Cleeve Common with the Cotswold Way passing over the hill.
  • The area was largely agricultural for hundreds of years, however Cheltenham's boom as a fashionable spa resort in the 19th Century meant that the open spaces of the common became attractive for recreation which continue today including walking, running, horse riding and golfers at Cleeve Hill Golf Club. Cleeve Common is the largest common in the Cotswolds Area of Outstanding Natural Beauty. The common is a conservation area and site of special scientific interest for its geology, habitats and botany and contains features of archaeological interest, including three scheduled monuments.
  • Local amenities include a Primary School in Woodmancote, the Apple Tree and Rising Sun public houses and local store at the foot of Stockwell Lane.
  • Winchcombe, Bishops Cleeve and Prestbury are all within a couple of miles, with further primary and secondary schools, library, doctors, dentists, and shopping amenities.
  • Cheltenham offers an excellent selection of schools including Cheltenham Ladies' College, Cheltenham College, Dean Close and St Edwards plus superb shopping and recreational facilities. There is also good access to the M5 and M40 with mainline railway stations in Cheltenham and Gloucester.
