    About this property

    • Accessible, general purpose yard area with a range of buildings and hand standing area set in amongst 29.45 acres of pasture and amenity woodland. The land is for sale by private treaty as a whole.

      THE BUILDINGS AND YARD
Accessed directly from the A5 across third party land via a right of access are the range of buildings and hard standing on the eastern boundary of the site. The buildings and yard offer the ability to continue to be used for general storage or offer scope for other uses subject to the relevant permissions being obtained.

The yard area is centred around a large workshop of block work construction steel frame and a cement fibre roof adjacent to portacabin offices, these buildings have until recently been occupied. There is concrete apron wrapping around the buildings offering space for storage.

There is a large redundant building that has not been occupied for a considerable period of time this is of brick construction painted white under a tile roof. The property is in a poor state of repair, but offers an opportunity for redevelopment and change of use subject to the relevant planning permission being obtained.

Adjacent to the buildings is an area that has been used as outside storage for machinery, the previous occupiers have laid hardcore.

      AGRICULTURAL LAND
The land has two access points both directly from the A5, there is a cutting through the land from an old railway this divides the land into two blocks. The land and buildings in total extend to 29.45 acres (11.91 hectares).

The land predominantly comprises unimproved pasture that has been grazed by livestock, along with a small area of woodland immediately adjacent to the buildings. The land is divided by fencing and hedgerows with mature tress interspersed throughout the land.

The previous occupier had erected a number of stables on the southern boundary these have now been removed, but offers the opportunity for a purchaser to erect additional stables if desired.

The land to the east of the old railway lies wetter with there being an area of standing water which could be further enhanced as a feature.

The land lies on the edge of the urban fringe to the south of Norton Canes and in the long term might offer opportunities for development subject to planning permission being obtained.

      Overage
The majority of the land, hatched on the plan, will be subject to a non-agricultural, forestry or equine development overage set at 30% of any uplift in value as the result of the grant of any planning consent, for a period of 50 years from the date of completion of the sale. The area that is not shaded on the attached plan which includes the buildings will not be subject to the overage provisions.
