A rural but accessible family home well equipped for home working

About this property

  • 4 Kinloch Park was constructed in 2008 to a design by The James Denholm Partnership. It is one of the larger houses in the development at Clathymore and has a peaceful position at the end of a cul-de-sac. The property was finished to a high specification when it was built and was further upgraded in 2019 when it was also fitted with superfast broadband. With the studio/office above the garage as well as an office within the house, it is ideally equipped for families and professionals looking for a rural lifestyle that can comfortably accommodate home working.

A vaulted reception hall with double doors into all the main reception rooms gives the house a welcoming open plan feel but there is the option to close off rooms if preferred. Both the drawing room and dining room are impressive, bright entertaining rooms but the kitchen/dining/living room is the particular highlight of the property. Designed by Murray & Murray with top quality appliances including a Wolf range cooker as well as a Sub Zero fridge/freezer and wine cooler, the kitchen opens to a sitting area with wood burning stove and a dining area in the bay window. Overlooking the back garden is the office which would also work well as a ground floor bedroom if required being beside a shower room. 4 Kinloch Park also has a fabulous amount of practical space with walk in cupboards in the main hall and built in storage in the utility and boot rooms in addition to storage in the plant room.

On the first floor the luxurious principal bedroom suite has a Murray & Murray dressing room spanning the width of the house and a fabulous bathroom with a view to the hills. There is a galleried landing and three further en suite bedrooms as well as a study. Above the garage and accessed by its own staircase is large bright space which would work well as a home office, studio, gym or playroom. It could even (subject to obtaining the relevant consents) be converted to a self-contained annexe.

    Double garage with automated doors.

4 Kinloch Park is approached via electric gates with an intercom. A landscaped garden wraps around the house and includes an orchard of native fruit trees as well as a series of raised beds. A choice of terraces outside the house are ideal for sitting out at different times of day.
