About this property

  • Designed and built by the current owners, Sailor's Rest was completed in 2018. Great care has been taken to ensure that the character of the property blends in with its surroundings and that the house is as energy efficient as possible. Situated on a leafy country lane, the house is approached by a smart gated entrance which leads to parking at the front of the house. A timber porch frames the front door which opens to a vestibule and then into a welcoming hall. While Sailor's Rest has lots of charming traditional features, its interior is characterised by a wonderfully bright, contemporary and open plan feel. The hall is open to both the sitting room and the dining kitchen. With a dining table as well as a large central island and a U-shaped run of fitted units, the kitchen is comfortable, sociable and very definitely the hub of the house. Double doors open from both the kitchen and the sitting room to decking outside. Overlooking the front of the house is a double bedroom which is currently used as an office. There is a bathroom with shower beside it. Behind the kitchen is the plant room which houses the controls for the heat recovery and ventilation system, the ground source heat pump and the solar panels. There is also a utility/boot room with a back door.

On the first floor the bright landing gives access to all the bedrooms. The principal bedroom suite has a bathroom and a Juliet balcony overlooking the open fields. Two further double bedrooms have pretty dormer windows and en suite shower rooms. The eaves in both of these rooms provide ample storage.

    Outside
The garden at Sailor's Rest is a particular feature of the property and has been beautifully landscaped around the house. Reclaimed local stone has been used to create raised borders and there is also a vegetable garden and a decked area for sitting out in good weather.

    Garage
The integral single garage is attached to the house and is fitted with light and power and a range of storage cupboards. Subject to obtaining the relevant permissions there is potential to convert it into additional accommodation.

    Separate garage/ studio
At the rear of the garden is an attractive single garage which would also make a wonderful studio, workshop or home office depending on a buyer's requirements.

Local information

  • Sailor's Rest is the last house in an attractive row of cottages on the edge of Meikleour. The village is famous for being beside the tallest beech hedge in the world, but it is also one of Scotland's prettiest villages and the local hotel, the Meikleour Arms, is popular with both locals and visitors alike. The nearest shops are in Blairgowrie which also has primary to secondary schooling as well as health and professional services. The picturesque town of Dunkeld which is just 11 miles away on the banks of the River Tay has a further selection of independent shops, cafés and galleries. Dunkeld also has a railway station with regular services north and south and a sleeper service to London.
  • Perth and Dundee are only about 12 miles and 19 miles away respectively and offer high street shops, cultural opportunities, leisure facilities, travel links, hospitals and professional services. There are also a number of private schools within easy driving distance of Sailor's Rest. These include Glenalmond, Strathallan, Ardvreck, Craigclowan and Kilgraston.
  • Sailor's Rest is ideally positioned to take advantage of the many outdoor pursuits that Perthshire has to offer. These include salmon fishing on the nearby rivers Isla and Tay, pheasant and partridge shooting on local estates and stalking and grouse shooting on the higher ground a little further north. The house is well placed for the ski slopes of Glenshee and there are cycling routes and scenic woodland walks in the locality. Golfers will enjoy the proximity of some of Scotland's finest championship golf courses including Gleneagles, St Andrews, Carnoustie and The Rosemount Course at Blairgowrie Golf Club.
