About this property

  • Rocksite was constructed in about 1968, on a site of about 4 acres. Rocksite is built of intersecting logs and it has a grass covered roof over a PVC membrane. The house is one of a number of properties of similar design discreetly positioned within the moor and woodland of Glen Derby.

Rocksite has been sympathetically extended by the current owners so that the accommodation retains all its original character but has the benefit of some useful utility spaces which include an entrance hall, with boot room and laundry room. The open plan living room, dining room and kitchen is a wonderfully comfortable and social space. The log walls give a lovely cosy atmosphere but a wall of south facing sliding doors bring lots of light into the living room. A large wood burning stove in the centre of the living room warms all the kitchen, dining and living spaces efficiently and there are also electric heaters. The contemporary kitchen is open to the dining area and has pretty southwesterly views over the garden. A sun room at the far end of the living room is a welcome additional space to use in the summer months.

The principal bedroom at Rocksite has an en suite shower room. There are two further double bedrooms and a shower room.

    Outside

Rocksite is situated in about 4.38 acres of woodland and heathery hill and a short driveway leads to a parking area beside the house. The garden and ground at Rocksite are a particular feature of the property. Mown pathways lead to lovely walks and spots to sit out and enjoy the peace and the views.

Local information

  • Rocksite is located in a wooded hillside above Kirkmichael and from its grounds there are lovely views to the distant hills. Kirkmichael is a picturesque village with a vibrant local community. It has a village shop with petrol station, post office and café, a primary school and a village hall. There are three hotels in Kirkmichael and the village also hosts the Strathardle Highland Gathering in August each year. Blairgowrie (13 miles) has two supermarkets, a selection of independent shops and restaurants, medical centres and a secondary school with buses from Kirkmichael. Pitlochry also has a range of amenities. For a more comprehensive selection of services and cultural opportunities, Perth is only about 30 miles south.
  • The A9 at Pitlochry links south to Perth and Edinburgh, west to Stirling and Glasgow and north to Inverness. There are railway stations at Pitlochry (with direct links to London and Inverness), Perth and Dundee. Dundee Airport has flights to London Stansted and Edinburgh Airport has a wide range of domestic and international flights.
  • The area is renowned for country pursuits such as hill walking, skiing, cycling, shooting and fishing. There are several golf courses in the area including the championship Rosemount course at Blairgowrie. The Perthshire hills and the Angus Glens are within easy reach and the ski slopes at Glenshee are less than 20 miles away.

Additional information

  • Directions: From Blairgowrie take the A93 north towards Braemar and Kirkmichael. At Bridge of Cally bear left onto the A924, towards Pitlochry and Kirkmichael. Continue for approximately 7 miles and on entering Kirkmichael take the first turning on the left over the River Ardle and follow the road out of the village. Bear right where the road forks and follow the tarmac road up the hill (do not bear right towards Rowanhill) and past the former Log Cabin Hotel. Then continue on the unmade road into Glen Derby. Rocksite is No. 4 Glen Derby and is found by taking the second turning on the right and then bearing right again into the parking area beside the house.
