About this property

  • Sundial House was built in 1765 for the Duke of Atholl's piper whose name is inscribed on a sundial which was incorporated in the stonework at that time. In the 1990s the house became derelict and in 2013 the current owners completed a painstaking reconstruction of the property, stabilising it with concrete floors and giving it a fabulous contemporary interior. Externally, its traditional characteristics (including the original sundial) were beautifully restored and Sundial House is now one of Dunkeld's most picturesque and iconic buildings.

The property is located on the slope of Brae Street and the accommodation is spread over three storeys. The front door, which is on the upper floor, opens directly into an open plan sitting / dining room which spans the width of the house. With oak beams supporting a vaulted ceiling it is an impressive room which is filled with light from three pretty windows that overlook the River Tay. With a fireplace at one end and a kitchenette at the other, it is ideal for entertaining. Stairs lead down to the middle floor where the principal bedroom is a similarly bright room overlooking the river with access to a sheltered south facing terrace. On this floor there is also a large bathroom with shower and a second bedroom with an en suite shower room. Light wells direct natural light into the stairwell which leads to the open plan kitchen/dining/living room on the lower floor. This is a homely room with lots of space for a large dining table and a door to the garden terrace. A couple of steps up from the kitchen and along a short corridor there is a third bedroom which also has its own shower room.

In 2019 a sun room was added to Sundial House. Approached from the upper level of the property it has glazed walls with a glass door connecting seamlessly to a paved terrace. This is another great place to entertain whilst enjoying the fabulous view. A store connected to the sun room has potential to be developed further (subject to obtaining the relevant consents).

    Garden.
The garden at Sundial House has been landscaped into neat terraces accessible from each level of the property. There is space to park a car on the driveways at both the upper and the lower levels. However, it should be noted that a section of the lower driveway does not fall within the ownership of Sundial House and one of the town's historic (and rarely used) public rights of way passes over it. From all the terraces at the property there is a fabulous view over Dunkeld Bridge and the River Tay.
