    About this property

    • The Garden Cottage is a deceptively spacious family house, which having been attractively extended historically is well-suited to the needs of the modern-day family with a high standard of presentation throughout, with a pleasant views over the Medway Valley to the front and gardens to the rear.

Modern, stylish, fittings combine with the use of a limited colour palette and natural finishes, to give a sense of calm, whilst the generous windows, bifold and French doors to the rear and the lantern roof light to the landing, maximise the flow of natural light into the interior.

The ground floor is predominantly open plan, with underfloor heating throughout, designed and orientated to enjoy the delightful outlook over the garden to the rear, easily zoned into a sizeable sitting room, dining area and kitchen, with Aluminium bifold doors opening onto the terrace, ideal for entertaining on a large scale.

The contemporary style fitted kitchen, provides good storage and plenty of preparation space, with a range of integrated appliances together with a breakfast bar that is perfect for more informal dining. There is also an adjoining utility room with sink and space for white goods. A further reception room sits to the front of the house which can be closed off from the main space and is currently used as a playroom but could also become a study, ideal for today's working from home needs. A separate wc completes the ground floor accommodation.

The first floor is home to the impressive principal bedroom with en suite shower, bank of fitted wardrobes and sliding French doors onto a decked balcony, overlooking the garden. There are three further bedrooms, one of which also enjoys direct access onto the rear balcony and a separate family bathroom. Two bedrooms benefit from electric blinds.

Outside, a large slate terrace spans across the back of the house, raised above the garden by means of a brick and stone retaining wall. The area just beyond here is used each summer by our selling clients as an ideal position for an above ground, outdoor swimming pool. The mature garden is mainly laid to lawn with the northern boundary formed of a weathered brick wall, which originally enclosed the kitchen garden to the neighbouring property. A slate chipping path runs for most of the length of the garden along this wall, with a modern take on an arbour above, clad with vines, wisteria, and clematis, providing shade in the warmer months. The remaining boundary is a combination of fencing, mixed mature hedging, trees and shrubs. A large oak tree provides a focal point at the bottom of the garden, where there is a substantial brick and timber lean to shed, with an attached animal enclosure and children's playhouse nearby.

Garden Cottage offers driveway parking for several cars and there is a very useful garden store to the side of the property which has direct access to the rear.

For me, one of the best villages in Kent surrounded by some of the finest countryside in the area. Country living with access to nearby towns, and with the train station at Hildenborough providing access to the city and coast it is a tough location to beat! The wisteria at Garden Cottage climbing the garden wall is an absolute delight!
