About this property

  • Ambridge is a deceptively spacious family house, originally built in the early 18th century, which having been extended historically is well-suited to the needs of the modern-day family within a charming rural village.

On entering the house there is a hallway which leads to the principal reception rooms as well as the utility to the rear. The sizeable sitting room has exposed beams, a bay window and a wonderful inglenook with log burner and original beam above.

Glass double doors lead through to a kitchen-breakfast room which has been extended to create an incredibly bright space with velux windows and doors providing superb views over the garden. There is a range of wall and base units, a kitchen island with Belfast style sink and storage beneath, integrated appliances and a range master oven. The utility room is an excellent space with sink and space for white goods, an additional floor to ceiling cupboard provides useful storage and a separate shower room has been installed to make use of the space.

A cosy separate dining room was created by the current owners by dividing it off the hallway and offers a dual aspect via the bay window and a window to the side, if required, this room would also work well as an additional bedroom.
The first floor is home to the generous principal bedroom with ample built-in storage. There are two further good-sized bedrooms and a separate family bathroom with views over the garden.

Outside, is a mature cottage garden with an established vegetable area as well as apple trees, fruit bushes and rhubarb as well as mature trees, shrubs and a variety of plants and flowers throughout. At the end of the garden is useful shed and greenhouse as well as a charming shepherds hut, which is available by separate negotiation.

Please note that the house benefits from solar panels and the current owners in 2007 installed a new boiler, new electrics, a new roof/guttering and plastered throughout with the addition of some double glazing in 2012.

For me, this is a fine rural hamlet outside York and this house and garden are an absolute delight!
