A single storey stone barn with a coarse finished concrete floor and a pitched slate roof. The gross internal area is approximately 1200 square feet. Entry is via a personnel door or a separate vehicle access in the south gable. A former agricultural building well suited for dry storage. Access is not permitted through the courtyard of Arniston Home Farm or along the farm access to Arniston Home Farm. The building is not to be used as a car workshop. The storage of flammable goods within the building is not permitted. Any exterior signage the Tenant wishes to erect will be subject to the prior written approval of the Landlord or their agents. Access to the property is permissible between the hours of 7am and 7pm Monday to Saturday inclusive and Sunday 10am - 4pm.
A rent of £5,040 per annum inclusive of VAT is sought and payable monthly in advance by standing order.
A deposit of £1600 is payable prior to entry.
An initial term will be 12 months followed by a rolling agreement thereafter until terminated by either party.
All outgoings are to be met by the Tenant.
The Tenant is to be responsible for arranging their own contents insurance.
The Landlord will be responsible for ensuring the building remains wind and watertight and for insuring the building structure.
Care should be taken to not obstruct access to other parties.
The Tenant will be responsible for keeping the interior of the building tidy and clean.
The Tenant is not permitted to leave any items outside of the building.
The Tenant will not be permitted to carry out any works to the building without the Landlord's consent.
The building has its own electricity supply and the Tenant will be required to take the account over in their own name.
There are no water or welfare facilities.
