About this property

  • Essendy House was built in 1715 for a local minister and his wife. It was extended to the rear in the early 1800s and with the addition of an impressive drawing room in the early 1900s. Essendy House has been in the current owner's family for 50 years.

The property has a wonderfully peaceful and private location being approached by a long tree lined driveway which arrives at parking behind the house. The main reception rooms are at the front of the house and are south facing. The most impressive is the drawing room with its vaulted ceiling, large fireplace and beautiful bow fronted window. The dining hall has a completely different but equally welcoming and characterful atmosphere with murals and open fireplace. Doors from the dining room open to a conservatory/garden room (renewed in 2015) complete with grapevine. Beyond the dining room is a cosier sitting room with wood burning stove and views over the garden. A large dining kitchen takes up most of the 19th century section at the rear of the house. It has space for a large dining table, an impressive fireplace, an AGA, a large Belfast sink and space for a kitchen island. This social room is ideal for family life and informal entertaining. It has a door to a sunny southwest facing terrace. Also on the ground floor is an office and plenty of utility space. On the first floor there are two large en suite bedrooms at the front of the house and three double bedrooms sharing a bathroom at the rear. There is lots of built in storage on the landing and in the bedrooms.

    Essendy House Cottage
The cottage is a pretty L-shaped building created from former outbuildings. It is situated behind Essendy House, screened by mature hedging and has its own private courtyard. The cottage is very comfortable with an open plan kitchen/sitting/dining room at its centre, two en suite bedrooms, a large studio / office and a WC/utility room.

    Outbuildings
A range of outbuildings dating from the early 1900s are reminders of the days when Essendy was a centre of Perthshire's raspberry production. Subject to obtaining the necessary consents, these buildings may offer potential to be re-developed for a number of uses such as stabling, workshops, or even for storage or light industrial use.

    Garden
Essendy House is surrounded by a lovely mature garden which is mainly south and west facing. Extensive terraced lawns are interspersed with mature trees and colourful shrubs including azaleas, rhododendrons, blossoming fruit trees and a fabulous magnolia which sits on the front terrace.

    Paddock
A paddock of about 3.26 acres lies to the west of the property and is ideal for grazing horses or keeping hobby livestock.

    Solar Panels
16 ground mounted solar panels are subject to a 25 year Feed in Tarriff with effect from March 2012. The average yearly income from these is currently approximately £1400 per year.
