The site forms part of a wider land holding belonging to West Horsley Place, which comprises a Grade I listed medieval manor house positioned among 380 acres of parkland, arable fields and ancient woodland. The entire estate is managed by West Horsley Place Trust and the sale of the subject site will generate much needed funds that will go towards the preservation of the estate. The subject site, edged red on the OS map, sits in the south western corner of Cranmore Lane and is separate to West Horsley Place which lies adjacent to the east. The site currently comprises a vacant land parcel that is overgrown in areas with numerous trees occupying the site. The site boundaries are screened by mature trees and hedges. The immediate surrounding area predominately includes residential dwellings to the north and west with Cranmore School directly south of the site. The Trust would suggest retaining this screen of mature trees and hedge as it acts as a wildlife corridor to the adjoining West Horsley Place land. The site area extends to approximately 0.74 hectares (1.82 acres). Vehicular access is provided via Cranmore Lane, which is unadopted and is classified as a bridleway.
