The site extends to 12.56ac (5.08ha) and is located adjacent to the A6, Scotforth Road at the southern edge of Scotforth, which itself is forms the southern part of Lancaster. It is located to the north of the Lancaster University campus at Bailrigg. The A6 runs north into Lancaster and approximately 3 miles to the south there is a junction with the M6.
The site is bounded by the railway to the west, the A6 to the east, a proposed discount food store to the north and a small field of pasture land to the south. Access is to the north of the site off the A6. The site slopes gently downhill from east to west towards the railway and also towards the southwestern corner. It is predominantly comprised of grassland, there is a hedgerow running through the site from east to west and there are two small wooded areas to the south of the site.
The site, under the jurisdiction of Lancaster City Council, benefits from an outline planning consent for the delivery of 95 dwellings with associated access under application ref: 19/00332/OUT . The site is separate from the promotion of the Bailrigg Garden Village scheme and can come forward independently and in advance of that scheme
