About this property

  • Fox Barn is a wonderful example of a Norfolk barn, with the warm brick and flint synonymous with the area, creating instant charm. When combined with the useful outbuilding, paddock and the proximity to the North Norfolk coastline, this is a brilliant lifestyle home.

The imposing Grade II listed home, with just over 2700 square feet of open plan and cosy living space, has a wonderful feel to it, with plenty of natural light and character. An initial entrance and staircase hall sets the tone, flooded with daylight thanks to the floor to ceiling glazing on both sides of the barn, with the space accentuated by being open to the rafters, creating a real impact visually. An open plan kitchen/breakfast room, of about 8.3m by 5.9m, is impressive with bespoke cabinets, a central island unit, rangemaster cooker and French doors out to the gardens. A useful utility room is in one corner of the kitchen. The ground floor continues with an adaptable layout, with a spacious bedroom with en suite bathroom, and a further bedroom that could also be a sitting room or snug, with a WC opposite.

The main living room is on the first floor, an atmospheric space, open to the rafters, with a fireplace with electric fire stove helping to bring a cosiness to the expansive layout measuring 12m x 6.4m. This is a wonderful room for all seasons, from Christmas lights on the cross beams, to cool and minimalist during the summer. On the other side of a galleried landing where you can sit and look over the neighbouring fields and watch the sunset are two double bedrooms. One with a shower room effectively en suite on the other side of the hallway, and an exceptional principal bedroom, double height with vaulted ceilings and stairs up to an en suite bathroom with standalone bath, and useful store room.

    Outside
There is a surprising amount of land with Fox Barn, given it is part of a small collection of barns. As you arrive, there is a paddock to the left of the drive with post and rail fencing, creating a great space for children to play, dogs to run freely or as an area for landscaping for any keen gardeners, it adds a unique dimension to the house.

The shared driveway continues to a private gravelled parking and turning area, with parking for a number of cars, adjoining an outbuilding that provides useful storage space, or could be adapted to for garaging.

At the back of the barn, accessed from the French doors of the kitchen and doors from the main hall, is an enclosed garden. Mainly laid to lawn, with hedged and fenced boundary, the garden includes a decked terrace adjoining the house and ideal for al fresco dining.
