About this property

  • Dating back to the early 1900's, The Oaks was originally the home of the engineer to the Lake Vyrnwy Estate and is built of stone with a slate roof.

The Oaks was a family home for many years but has also been run as a B & B and, more recently, as a holiday let. This confirms its primary function as a home, but with potential as an investment for income generation.

Accommodation is set over two floors with the ground floor offering both formal and informal reception space. The drawing room and dining room are both accessed off the entrance hall and enjoy views over the gardens and towards Lake Vyrnwy. The kitchen/breakfast room has been recently updated and has an adjoining sitting room, ideal for everyday living. Beyond the kitchen is a utility area with access to a back door, storage room/study and rear staircase leading up to the principal bedroom suite.

On the first floor there are four/ five bedrooms, the house is currently configured as five bedrooms, two of which have ensuite facilities, along with a family bathroom and further shower room. The principal bedroom suite benefits from direct access to the back of the house via a rear staircase as well as off the landing.

A driveway gently rises to an area with parking and a wellstocked border, along with a double garage and stable.
A gate leads onto a gravel path which rises behind the house with Rhododendron and Laurel hedging. The garden is terraced and predominantly laid to lawn with shrubs and some fruit trees. There is a stream which runs down the north side of the garden.
A terrace which may be accessed from both the garden and a separate passage at the rear of house, enjoys an elevated position with views across the valley to the Berwyn Mountains beyond.

Take the A490 through Llanfyllin before bearing left onto the B4393 towards Llanwddyn. Continue on the B4393 and on reaching Llanwddyn turn left over the dam, towards the RSPB Centre and parking. Turn left again at the end of the dam and down the hill. The Oaks can be found approximately 100 yards
    on the right hand side.

Services: Mains electricity, water and drainage. Gas is via an LPG tank. The central heating is managed via an internet system allowing remote setting.

The property is offered for sale by private treaty. All fixtures, fittings and garden statuary are specifically excluded unless otherwise mentioned in these sale particulars. The property will be sold subject to and with the benefit of all wayleaves, easements and rights of way whether mentioned in these particulars or not.
