    About this property

    • Tinnisbourne and Stable Gate form a substantial residence in the heart of this hugely popular and peaceful Meon Valley village. Tinnisbourne, the primary property, was built approximately 20 years ago to exacting standards by the current owners creating a classically proportioned, bright and immaculately presented family house. Tinnisbourne is approached along a pathway bordered by ornamental shrubs and a beautiful hedge leading to the Georgian style pillared portico and front door.

The entrance hall is bright and welcoming with an opening leading through to the drawing room and a door to the central hallway. There is an immediate sense of space and light with high ceilings and large full height Georgian style windows with low sills. The central hallway provides access to the kitchen/breakfast room and family/dining room opening to the boot room and a beautiful turned staircase to the first floor. A ground floor cloakroom can also be found off the central hall. The drawing room is charming, with a central fire place providing a focal point and double doors leading out to the rear terrace, coving to the ceiling and classically proportioned. The family/dining room is positioned alongside the kitchen/breakfast room, genuinely becoming the heart of the home these rooms provide wonderful entertaining space or a comfortable family space. The kitchen/breakfast room is superbly fitted with a range of units with high quality appliances including a range cooker and a large central island with marble and wooden surfaces. A spacious walk-in bay window provides the perfect spot for a breakfast table. The family/dining room, with identical proportions to the drawing room, provides an extremely comfortable space with a fitted woodburner and joinery for book shelving and AV systems. The boot room provides access to the study, utility and ground floor shower room.

The first floor is accessed via the tur n staircase from the central hallway. There is a generous landing providing an aspect over the front courtyard and a perfect area for reading a book or a small desk. The principal bedroom is exceptional with beautiful views over the formal gardens and an adjoining dressing room with separate shower room. The second bedroom also has an adjoining shower room and there are two further double bedrooms and a family bathroom on this floor. On the second floor there is a further bedroom albeit with slightly restricted headroom.

      Stable Gate
Adjoining the new hall is a separate cottage known as Stable Gate and offers three bedroom accommodation. Approached either from the lane or the central courtyard to a reception hall, there is a door into a bathroom from the hallway and access to the kitchen. The kitchen is a good size with double doors leading out to an attractive courtyard. There are two bedrooms on the ground floor and a large sitting room, again with access to a private courtyard and a central fireplace. On the first floor there is a double bedroom with adjoining shower room.

      OUTSIDE
The gardens and grounds are simply stunning, created over 20 years ago with mature hedgerows and brick and flint walling to create structure and separate the garden into various ‘rooms'. The gardens create the perfect environment for a property of this significant calibre.

Approached over a gravelled drive, into a large parking and turning area with a planted island. The drive leads to the courtyard between Tinnisbourne and Stable Gate, in tur n providing access to two garages and a workshop. Beyond the gravelled parking the drive continues to the timber garages and tractor sheds, which in turn are next to the cutting garden and paddock. The formal gardens are something to behold. Immediately adjacent to the front of the house is an enclosed area planted with shrubs and roses screened with mature hedging. A beautiful terrace runs along the rear south westerly elevation of Tinnisbourne, providing a perfect entertaining space and leading on to the parterre garden with beautifully tended ornate box hedging and a myriad of flowers and shrubs including mature lavender with a rose clad pergola providing some element of shade. An opening provides a glimpse of a further area of terrace and on to the lawns. Following the path through the pergola and beyond there is a further seating area under a mature vine, a dining venue or simply somewhere to have coffee with a paper overlooking the formal lawns. From here you can see the orchard on one side and a substantial brick and flint retaining wall to the other, the wall creates further interest with central steps and again has been expertly planted.

Beyond the wall are further areas of interest, lightly wooded with various paths leading through and into the paddock. The paddock measures approximately 0.7 acres post and railed fencing with a charming brick wall to one end. On the south eastern side of the house is a small ornamental pond, screened and secure. Beyond this is a substantial vegetable and fruit garden with fruit cages and greenhouse.
