Location
Country home with wonderful views and first class equestrian facilities and grazing on the outskirts of Edinburgh, all set within 11.8 acres
Caerketton Lea is a spacious detached family home set in the rolling Midlothian countryside. The house occupies a slightly elevated plot with fantastic views to the south and over parts of Edinburgh with Fife in the background. The house was built in 2000 and has accommodation over two floors with many of the rooms benefiting from far reaching views.
The sitting room and kitchen are both located at the southern end of the property and catch the sun throughout the day. The kitchen is fitted with a range of traditionally styled timber units with an integrated breakfast bar. Appliances include an electric hob, microwave, oven, dishwasher and fridge freezer. There is plenty of space for a family dining table and a door out to the garden. The sitting room is double aspect and has a wood burning stove which is set atop a granite hearth and with a stone surround. There are doors from here through to the garden room, which also links with the dining room where there are views over the rear garden.
There are four bedrooms on the ground floor with a centrally located family bathroom. Two of the bedrooms benefit from en suite shower rooms with one also having a generously sized walk in wardrobe. The ground floor accommodation is completed by a utility room which is located off the entrance hallway where there is a staircase to the first floor, which was converted by the current owner. The bedroom at first floor level serves as the principal bedroom and has a lovely en suite with shower, bath, WC and wash hand basin. The bedroom has superb views to the Pentlands and also features built in wardrobes into the eaves. A large landing is also on the first floor and makes for a peaceful working environment with plenty of space for a desk.
There are easily maintained gardens which surround the house and are laid to lawn, enclosed by stone walls and mature shrubs. Facing south and west and accessed from the garden room is a large sun terrace where outdoor dining and cooking can be enjoyed. To the front of the house is a sizeable parking area and double garage with a paddock tucked behind which can be seen from the house. Beyond the garden is an area of young woodland with a further paddock beyond this towards the stables.
The equestrian facilities at Caerketton Lea are first class. Along with two paddocks of about 0.5 acres and a third of about 0.75 acre, there is also a larger field which extends to approximately 6.15 acres. The fields are all enclosed by stock fencing and post and rail and there are gates into each area. Erected in 2016, the stables sit adjacent to the large field and have a hard standing next to them. There are six loose boxes as well as a tack room which has running water. There is a riding arena which is 20x40m and has a sand and fibre base.
The polytunnels are located on about half an acre. Each polytunnel has a water supply as well as electricity which is metered in each unit. The polytunnels have been utilised in a number of ways over the years including mushroom growing, lambing, as a car workshop and for general storage. In the past one of the polytunnels has been let and produced a small income.
