Location
Cranfield House sits in a wonderful position within the Minster Town of Southwell, set opposite the Minster itself, with glorious views.
Cranfield House is a stunning Grade II* listed former Prebendal house formerly known as Oxton One. Nicholas Pevners, The Buildings of England, gives much coverage to Southwell, the Minster and the Prebendal houses and comments that Cranfield House is the best design of all.
Cranfield has a magnificent walled and gated frontage with central driveway, leading up to the perfectly symmetrical front elevation with brick and stone dressings beneath a hipped and slated roof with three gabled dormers. There is a separate walled side driveway with vehicular access leading through to a courtyard area with substantial two storey coach house and garaging.
Cranfield internally offers very manageable accommodation of generous proportions with a lovely flagged entrance hall leading through to an inner staircase hall, there are two principal reception rooms either side of the hallway and further sitting room from the staircase hall. A substantial breakfast kitchen leads through to a rear hallway, study and
range of useful additional rooms to the rear of the house on the ground floor.
There is good cellarage with central heating boiler providing full heating and hot water system throughout the property. The upper floors have been altered to create a substantial principal bedroom suite with generous fitted dressing room and full bathroom to the rear. There are two further good bedrooms on the first floor, plus a separate shower room and WC. The spacious second floor boasts a further three bedrooms and a large fully fitted bathroom and WC.
Outside the gardens and setting of the house are a true delight, with mature trees set to either side of the property, one a rare hornbeam with a mature sycamore to the other elevation. The deep lawned gardens have a wonderful aspect over the main Minster, with a central gravelled driveway, deep, wide lawned borders and mature herbaceous well stocked side borders offering a variety of colour and interest throughout the seasons.
Immediately to the rear of the house is a lovely private walled garden area, again offering a mature planting and separate sitting area. There is large period greenhouse to the rear of the coach house and stunning main lawned gardens with stands of beech trees and mature silver birch, and a line of mature lime trees to the eastern boundary.
The Coach House - A substantial period building providing extensive two car garaging with connecting loose boxes, storerooms, with in part useful first floor accommodation. In practice, the building has scope for a range of alternative uses, including the creation of a self contained residential annex - subject to statutory planning considerations

When I first visited Cranfield House it really felt like a home, although certainly grand the rooms felt comfortable and warm. I love the feeling of history as soon as you venture up the driveway.
