Location
An edge of village home with paddock and turnkey interior
Old Courts House was built in 1991 on the site of former grass tennis courts which were historically used by residents of Spittalfield and neighbouring villages. Whilst the house is very much part of the village, it has lots of privacy, being approached from a country lane just off the main street. Over the years, the house has been upgraded and modernised and in 2020 it was fitted with a beautiful new Charles Yorke kitchen complete with painted timber cabinetry, a large built-in fridge, freezer and wine fridge, a gas range cooker and a breakfast bar. The kitchen is open to the fabulous Mozolowski & Murray conservatory where there is space for a dining table as well as comfortable seating. The conservatory is a wonderfully warm, bright and welcoming room, ideal for entertaining in the summer as it opens onto the garden. There is also a formal sitting room with a large wood burning stove making this a contrastingly cosy room in the winter. On the ground floor there is also a study (with access to the garden), a utility room and WC. On the first floor the principal bedroom has a large en suite bathroom with separate shower. Four further bedrooms share a bathroom and, subject to obtaining the relevant consents, there are options for creating another bathroom if required.

Garden
The garden at Old Courts House amounts to about an acre and is largely down to lawn with some established hedges and shrubs near the entrance to the house. A decked terrace on the east side of the house is a lovely space to sit out in summer. A pretty burn runs along the northern boundary of the property and there is lots of scope to do more with the garden depending on buyers' requirements.
Paddock
An enclosed paddock of about 1.5 acres extends to the south of the house.
