About this property

  • Panteg is a traditional coastal property that was once a working farm. The original parts of the house are thought to date c.1800s with the addition of a grand extension in the early 1900s. Over the years the property has evolved and diversified into other uses as well as being a comfortable home. The current owners have previously set up a craft brewery in one of the barns and also converted another barn into a popular wood-fired pizza oven venue with licensed bar with arguably one of the best views around New Quay. They have also catered for wedding parties. There is the potential for new owners to continue in the same vein or perhaps look at other tourism diversification avenues with the barns e.g. art and craft studios/ workshops, holiday cottage accommodation etc (stp – subject to planning). In all, the property extends to about 30 acres (stms – subject to measured survey). There is a tiered area in the fields that was once used as a caravan site in the past and there is the potential to re-instate this and perhaps look at alternatives like glamping, pods, chalets, safari huts etc (stp). All in all, Panteg is an exciting opportunity for new owners to purchase one of the most impressive period properties on this part of the Welsh coast either to simply enjoy by themselves or also to look at potential commercial uses and share its magic with others.

    Accommodation Ground Floor
An attractive glazed entrance porch leads through the front door with stained leaded glass and into the reception hall with ornate tiled floor and cloakroom off. On the right is the drawing room with tall ceilings, cast iron fireplace with a marble surround and views towards the sea. On the left is the sitting room with a cast iron fireplace, wood surround and again views towards the sea. Off the sitting room is a second hallway that leads to another door to outside and also the cosy dining room with character wood panelled walls and the warm focal point of a wood burning stove. Off the dining room is a useful utility area that leads to the stunning new kitchen breakfast room. This grand kitchen features a tiled floor, bespoke storage units, integrated dishwasher and fridge freezer, a Lacanche range oven and a smart racing green Aga. A stable door with porch leads to outside.

    First Floor
The property enjoys the use of two staircases to the main first floor area. The first rises up from the main reception hall while a second staircase rises up from the inner hallway in the older part of the house. The first floor provides generous bedroom accommodation with four large bedrooms, all enjoying views towards the sea and coastline. These have the use of a family bathroom and a separate shower room. A dressing room/study completes the main first floor. A staircase rises up from this floor to a useful boarded attic area. The second first floor area is accessed via a third staircase that rises up from the kitchen breakfast room. Here you will find another large bedroom that enjoys its own separate bathroom.

    Externally
The house sits at the head of a traditional farm courtyard and the two stone farms lying either side of the yard perfectly frame the sea view up the coastline. The house enjoys garden and patio areas around the house together with a summer house and an old slate covered well.

    The Outbuildings
The property benefits from an excellent range of outbuildings ranging from the traditional stone barns mentioned above to the Dutch barn and lean-to. They all offer a multitude of flexible uses for new owners but are currently used as follows:

    South stone barn
This has been renovated with new electrics and features a first-floor office/studio area with kitchenette, WC and a wood burner. Below this, a carriage House is used as a general store. The old dairy has been converted into a manufacturing space. The old milking parlour is currently utilised as a distillery for the lavender. This previously housed a five-barrel craft brewery. General storeroom (old cattle shed and more recently as a brewery grain store). Toilets (block of two W/C cubicles) on mains waste. Old pig sty- re-roofed and used as a wood store and during events as a wood fired BBQ pit cooking area.

    Attached lean-to and Dutch Barn
Large storage barns. The lean-to was re-roofed six years ago and is used as a general store at present. There are three internal rooms created (one under development and two used previously as a bottling room and a bottle store for the brewery).

Local information

  • Panteg enjoys an elevated position above the ever-popular seaside resort of New Quay and from its elevated position commands superb sea and coastal views of Cardigan Bay curving round towards Snowdonia and the Llyn Peninsula on a clear day. It is accessed from a track on the edge of the village of Maenygroes that leads down to the property. The pretty seaside fishing village of New Quay with its shops, restaurants, pubs and sandy beaches is only about two miles away by car or only about a mile away (from the house to the beach by the pier slipway) on a leisurely walk via the bridleway and footpaths.
  • This part of the Welsh coast is famous for its marine wildlife with dolphins, porpoises and seals being regularly spotted from the shore, harbour or from the scenic boat trips. Local road connections provide quick access to neighbouring towns and further afield with the Georgian harbour town of Aberaeron being about eight miles and the university town of Aberystwyth with rail services being about 24 miles, both towns being further up the coast to the north-east. The shopping town of Cardigan is about 19 miles to the south-west while the larger town of Carmarthen and the A48 M4 link road is about 29 miles to the south with railway services and fast road connections to south Wales (Swansea about 56 miles, Cardiff about 99 miles) the Second Severn Crossing and into England (about 122 miles).

Additional information

  • North Stone Barn – ‘The Granary'
  • Stone built and tile roofed building were converted initially as part of the brewery installation- as a customer experience/brewery tap room, which has been named “The Granary”. The building now consists of a storeroom, commercial preparation kitchen, cellar with keg and cask dispense lines, bar with mezzanine level above and seating below with refectory tables for approximately 40 people. Covered veranda with seating for another 40 people. Wood fired oven, food preparation and service area. Two toilet cubicles on mains waste. Adjacent is a gravelled area with space for bench seating for another 100 people or a mid-sized marquee.
  • The Granary Pizza and Licensed Bar
  • The owners started up this venture in 2014 initially to promote the brewery. This has since grown in popularity with each passing year. The owners put this down to the great location being within walking distance to New Quay and the popular caravan and camping sites together with the stunning great sea views and good quality pizzas. They have catered for weddings and private parties from 50-160 people. Average covers during high season is 120 per evening (which is their self-imposed cap). Facebook rating of 4.9/5. There is also a dedicated car parking area for customers that choose to drive there. More information can be seen on the website: https://granarypizza.co.uk/
  • The Land - outlined in red on the land plan.
  • There is an interesting mix of land at Panteg with productive pastureland and a mixed mature woodland (part of which is designated Ancient Woodland) that borders the Afon Halen River. A track runs down through the woods to a valley paddock. A small pig fenced enclosure with a pig ark lies at the top of the woods. There is also a stunning lavender field that is strategically positioned between The Granary and the coastal views. The lavender field contains approximately 2000 established lavender plants. The field has provided an excellent focal point and visitor draw and has been likened by multiple customers to a taste of Provence in West Wales! The owners harvested their second crop of lavender last year that they distilled on-farm for onward product creation including the sale of essential oils on site. The sale of fresh cut and dried lavender bouquets for the first time last year was very successful. As mentioned earlier, one field was previously used as a small caravan park (with mains waste) and offers the potential to re-instate in different guises (stp). In all, the property extends to about 30 acres (stms) outlined in red on the land plan.
  • Option: Extra land - outlined in blue on the land plan.
  • There is an option to purchase extra pastureland by separate negotiation (about 25 acres - stms) to the west of the property as outlined in blue on the land plan.
