This represents an extremely rare opportunity to purchase a farming estate on the Lincolnshire Wolds.

The land is highly productive free draining Wold land, capable of growing a wide variety of crops. The Estate is mainly within a ring fence and has excellent infrastructure, with modern farm buildings in the centre of the farm. There is a short term Farm Business Tenancy across part of the land that shall terminate on 11th October 2024.

Low Farm is the principal dwelling on the estate, situated at its heart in an elevated position with far reaching views over the rolling countryside in all directions. The property is set in around 10 acres of gardens and grounds and is approached by its own private, hard surfaced driveway leading through the estate from both north and south directions.

Over the years the house has been modified and extended and forms a very private comfortable family house extending to approximately 5,926 sq ft (551 sq m). The house is a well presented five bedroom family home with plentiful living accommodation, adjoining garages / outbuildings and stores. There is underfloor heating on the ground floor, an indoor swimming pool and changing facilities. The property is surrounded by extensive lawns and a belt of mature trees with open countryside beyond.

The property is not listed and offers the opportunity for alterations and extensions, subject to the relevant planning permissions being obtained. Vacant possession shall be provided on completion of the sale.

The Mill Farmhouse is a period property that is currently let out. The property extends across two floors and has been maintained in a good condition. Recently the property has been rewired, with redecoration across a number of rooms. There is a delightful garden wrapping round the property which also includes a tennis court.

There are a further 14 residential properties across the Estate.

There is a total of of 1,829.90 acres (740.54 hectares) of productive arable land, woodland and parkland where Walmsgate Hall was once located. The land benefits from excellent infrastructure with well maintained farm tracks running through the estate. The land slopes down from the A16 to Walmsgate Carr and then rises from here up to the Bluestone Heath Road.

The land is classified by the Agricultural Land Classification of England and Wales as being Grade 2 and 3. The Soil Survey of England and Wales classes the soils as coming under Andover 1 and Wickham 2 soil series. The Andover 1 soils are described as shallow well drained calcareous silty soils over chalk on slopes and crests. With deep calcareous and non-calcareous fine silty soils in valley bottoms. These soils are suitable for growing of cereals, sugar beet and potatoes.

The Wickham 2 soils are described as slowly permeable seasonally waterlogged fine loamy over clayey, fine silty over clayey and clayey soils. These soils are suitable for growing of winter cereals and grassland. The fields are of a commercial size suited to modern farming methods. The topography of the land is undulating, allowing the land to be free draining.

The land has grown a variety of crops, with the free draining soils allowing good establishment for winter cereals. There is a Mid Tier Stewardship agreement running across the land that shall terminate on 31st December 2027. A copy of this is available in the data room.

Located in the heart of the estate is Walmsgate Park, a traditional parkland with mature trees throughout. Mature woodland wraps around the parkland creating a great degree of privacy. Within the park there are a number of redundant buildings, which offer scope for conversion to a variety of uses subject to planning permission being obtained.

There are three farmyards, Low Farm buildings, Ketsby House Farm and Manor Farm. The buildings at Ketsby House farm include a 4,000 tonne on floor grain store of steel portal frame construction with concrete panels under fibre reinforced cement roof.

Manor Farmyard lies directly off the A16 and comprises three principal farm buildings. There is a continuous flow drying system in one of the sheds with bins and a conveyor system leading to a further shed. We understand these buildings as a whole provide approximately 2,000 tonnes of grain storage.
