About this property

  • Dun Grove is a most impressive and well designed modern country house. Situated in a rural location it has extensive views over Strathmore and beyond to the Sidlaws and to the Angus Glens, including Glenesk. Facing southwest it enjoys fabulous sunsets. Whilst rural it is very conveniently located, with easy access to the A90 and to local towns. Completed in 2011 for the sellers, the house was imaginatively designed and built by the well known J W Souttar, Architectural Services and Building Construction. Externally it is most attractive and has a Fyfestone, harl and timber cladding finish, with a slate roof. Internally it has been very well designed for both modern family living and for entertaining, including an upstairs sitting room, which makes the most of the views. Also upstairs are the principal bedroom and two further bedrooms, all with en suite facilities. Downstairs, the accommodation is arranged off a central hallway. At the heart of the house is a well equipped kitchen/living room. Either side of this are the family room and the dining room. In addition there is an office/additional bedroom, a shower room, utility room, and a downstairs bedroom with en suite.

Internally the house is finished to a very high standard, with oak finishings and doors, and the hallway has engineered oak flooring. There are cornices in the principal ground floor rooms, and the house is fully double glazed. There is underfloor central heating in the hallway and kitchen, as well as the principal and downstairs en suites. It is a light and spacious house, making the most of its position, and is hugely flexible in terms of the accommodation offered. It is one of a group of four houses, which are of a similar bespoke construction and style.

Electric wooden gates open to a tarred drive with lighting, and a parking and turning area adjacent to the house. A wooden front door opens to an entrance vestibule, with a useful hanging cupboard, which leads into a welcoming hallway with an oak staircase to the first floor. Double doors open to a wonderful kitchen/living room which links to garden decking though bi-folding doors. The kitchen units have wooden work surfaces and appliances include a Fridgemaster fridge/freezer, Whirlpool coffee machine, Lamona microwave, Prestige double oven/grill, Baumatic Ceran hob with extractor, together with an island unit with a Corian worktop, sink, Hotpoint dishwasher, wine fridge and breakfast bar. There is a wall mounted Samsung TV. Further double doors, creating a fine entertaining area, link to the double aspect dining room with doors to the decking. On the other side is the living room, again double aspect. Also off the hallway is an office/additional bedroom, currently used as a gym, together with a shower room with a vanity unit with washbasin and WC. A utility room has fitted units with sink, Hotpoint washing machine and dryer, tiled floor, back door and door to the integral garage with two up and over electric doors, door to garden and housing a Warmflow boiler. Also off the hallway is bedroom one with a walk in shelved and hanging cupboard, and a partially tiled en suite shower room with washbasin and WC.

The staircase, lit by overhead Velux windows, leads up to a fine first floor sitting room with glazed doors and Juliet balconies making the most of the views. There is a useful walk-in cupboard. Bedroom two is double aspect, currently used as an office, and has an en suite with shower, vanity unit with washbasin and WC and a walk-in shelved cupboard. The principal bedroom has glazed doors and a balcony with views to the hills, a dressing room with built in wardrobes and hanging cupboards, while the partially tiled en suite has a corner bath, shower cubicle, washbasin and WC. Bedroom four has a built in wardrobe and an en suite with shower, vanity unit with washbasin and WC and a walk-in shelved cupboard.

The landscaped garden, which surrounds the house, is enclosed by fencing, and extends to about an acre. It comprises lawns and well stocked shrub borders. Of particular note is the stone dyke work. There is a stone water feature in front of the house, along with decking, linked to both the kitchen and dining room - perfect for entertaining and afternoon/evening sun. There is a further seating area, again with lovely views, while a sheltered paved terrace to the side has a stone dyke with an additional water feature. There is lightly wooded area with some fine beech trees, together with a wooden garden shed, and an adjoining screened area enclosing the oil tank and private drainage.
