A pretty unlisted period property in a popular Rutland Village close to Rutland Water.
The Property
The Gables is a handsome and unlisted family home with a separate annexe space located within in a sought-after Rutland village. The property offers attractive stone elevations, while inside there is traditional styling and plenty of period character.
The front door opens into an inviting hallway stairwell that leads to the three reception rooms, kitchen and south facing garden. The elegant and symmetrical principal rooms boast dual aspect windows, high ceilings and original fireplaces; one of which includes a woodburning stove. The well-appointed utility/boot room and downstairs WC are adjacent to the useful study, or playroom towards the rear . The large farmhouse style kitchen-breakfast room provides plenty of storage with fitted units, an Aga, integrated appliances and space for a breakfast table.
Upstairs there are four well-presented double bedrooms, two of which are en suite including the generous principal bedroom. The first floor also has a large family bathroom with dual washbasins and a separate shower unit.
Annexe
In addition, the property includes an annexe at the rear, providing a further bedroom en suite, which is ideal for guests or family members or alternatively could be used as an study space.
Outside
At the front of the property, there is an area of lawn with a paved pathway leading to the entrance and established border hedgerow providing privacy. The walled rear garden has a veranda across the back of the house, providing shade to the south-facing terrace, and an area of lawn with well-stocked border flowerbeds of lavender and roses. A central pathway leads from the main terrace to the annexe. There is a garage and parking area at the rear, which is accessible via a gravel driveway at the side of the house.
Empingham is a Conservation Village almost midway between the market towns of Stamford (six miles) and Oakham (five miles), to which there are frequent bus services.
The village has an active community with a well-regarded village shop and primary school, along with a well thought of medical centre, two churches and popular public house. There are cricket and bowls clubs, whilst Rutland Water is little more than a mile from the village, where one can enjoy sailing, bird watching, fishing, windsurfing or fine walks, among many other activities and interests.
Empingham is a perfect location for excellent private schooling in Oakham, Stamford and Uppingham (nine miles) whilst, for commutes, rail services to London Kings Cross, or Cambridge, from Peterborough station (18 miles) take from 50 minutes.

I am impressed with the deceptive nature of The Gables. The property seems much larger inside and with two stair cases to entertain the children and the nature of the village community, I can imagine it would make a wonderful family home creating many fun and happy memories.
