    About this property

    • Dating from the late 1700's with later additions in the early 1900's, Brook House is a wonderfully situated Grade II listed farmhouse which over the years has undergone a significant period of modernisation and upgrades.

On entry from the front of the property, the large hallway with open arches, high ceilings and beautiful Italian marble flooring leads through the centre of the home.

On entering the property from the hallway to the right, is the wonderfully proportioned snug offering the perfect space and versatility for several uses, whether it be a reading room, TV room or even home office. It has the benefit of a large bay window looking into the garden and French doors leading to the large patio. It also features a log or coal burning fireplace. Beyond the snug is a family WC.

To the left of the hallway, is the large, open sitting room beautifully decorated and offering space for the whole family to enjoy. The standout feature of this room is the stunning marble fireplace. The sitting room leads through double doors to the dining room which features multiple windows to illuminate the room throughout the course of the day alongside a further fireplace with a gas fire.

The ground floor accommodation is finished by a substantial Smallbone kitchen with large island, Jerusalem stone flooring, ample storage and all the integrated appliances as could be expected from a kitchen of this scale. A separate utility room (also furnished by Smallbone and well equipped with two washing machines, wine chiller, American fridge and additional dishwasher) is accessed directly from the kitchen and has French doors to the patio and is an ideally equipped room for entertaining guests by the pool or outdoors.

The first-floor houses four of the homes five bedrooms, alongside the family bathroom. The real stand-out feature of this floor is the homes magnificent principal suite, complete with dressing room, with built in wardrobes and beautifully presented en suite featuring Carrara marble and with a free-standing roll top bath and large shower. Perrin and Rowe fittings complete the real luxury feel of this no expense spared renovation.

Bedroom two has the luxury of its own en suite shower room and built in storage, with bedrooms three and four each having south facing windows overlooking the greenery of the gardens. A large family bathroom featuring a Welsh slate floor with free standing roll top bath and large shower finishes the first-floor accommodation.

The second-floor accommodation consists of a spacious fifth bedroom also with an en suite bathroom.

To the rear of the home, a large, south-facing landscaped patio area leads on to the homes swimming pool, creating the perfect summer space for enjoying time with friends or family, whether in the pool or a family barbecue in front of the immaculate gardens. The space, around an acre, offers plenty of privacy with a beautiful mix of both evergreen and deciduous trees.

To the side sits the coach house, housing the homes plant room and serving as a single garage with plenty of storage space above on the first floor. As well as the garage the property offers significant room for off street parking.
