    • The site is broadly rectangular in shape. The site is located immediately south of the Littlehampton Academy. The site is surrounded predominantly by residential development. The buildings that previously existed on the site have been demolished. A footpath that connects Fitzalan Road and Elmgrove Road runs along the southern boundary of the site and the Rosemead Park and Play Area are located to the south of the site. The site has two potential accesses; 1) Fitzaland Road and 2) Elmgrove Road. There are plans to upgrade sections of the A259 and to connect Fitzalan Road to the A259. Planning Ref: LU/63/11.

    • The site is located in Littlehampton, approximately 0.5 miles north of Littlehampton’s Civic Centre and 1 mile north of Littlehampton’s East Beach front. Littlehampton is mid way between Bognor Regis and Worthing. Bognor Regis is approximately 7.5 miles to the west of Littlehampton and Worthing is approximately 8 miles to the East of Littlehampton. Chichester is approximately 13 miles to the north west of Littlehampton. The A27 is located approximately 3 miles north of the site and the A259 is approximately 1 mile to the north of the site.
    • Littlehampton railway station is situated approximately 1 mile south west of the site. Direct and Indirect trains to London Victoria run from this station three times an hour with a fastest journey time of circa 1 hour 45 minutes.

    • Planning and Planning History - The site achieved planning for the development of 68 residential dwellings which expired in September 2019. Ref: LU/55/15OUT & Ref: LU/51/14 This planning permission was won at appeal in September 2016. This proposed development equated to a density of 28 dwellings per hectare (dph) with an on site affordable housing provision of 23%.
    • There is an opportunity to intensify the residential development density beyond 28 dph. The LPA included this site for development of 68 residential dwellings in their 5 year supply/ Local Plan Trajectory within their 2017 – 2018 Authority Monitoring Report.
    • The Local Planning Authority is Arun District Council. The site does not currently benefit from planning permission.
