The scheme is a 50-acre site, with outline planning consent to create 800,000 sq ft of bespoke office or R&D buildings, of which 100,000 sq ft has already been developed. The delivery to date includes the Proton Centre on Plot 3, which has been sold off on a long leasehold and The Gateway Building, a multi-tenanted lab and office incubator accommodating SMEs, in particular those growing out of the University of Reading’s Science and Technology Centre and the Enterprise Centre on Whiteknights Campus. The intention is to create an international commercial campus for knowledge-based companies where our client would deliver stand-alone specialist facilities and grow-on accommodation as well as bespoke R&D facilities for larger companies. The focus is on high quality design, public spaces, services, community and links to the University and research infrastructure. Current tenants include Biointeractions, Clasado, Dextra Laboratories, and Proton Partners. Phase I will comprise a cafe, conference and meeting space in the Gateway Building. Further amenities are planned in later phases of development, including shops and a gym facility. This leaves 700,000 sq ft of development opportunity, and further opportunities including 20 acres of Phase III land. Pre-lets are available from 25,000 sq ft, and new buildings can be delivered in 18 – 24 months.
