    • The site occupies a prominent position on Chain Bridge Road within Blaydon approximately 5 miles to the west of Newcastle city centre. Gateshead is located around 5 miles to the south east with Hexham 20 miles to the west. Blaydon benefits from excellent road links being accessed primarily via the A695 from the east and west and the B6317 from the south. The A1 is located a short distance to the east via Chain Bridge Road which provides access to the wider road network. Blaydon Station is situated 0.5 miles to the north of the site and provides regular rail
    • connections to Newcastle to the east and the Tyne Valley and Carlisle to the west.
    • The site is extremely well located in terms of access to road links and local amenities. Chain Bridge Road connects directly to the A1 one mile the south east
    • with Blaydon Highway a short distance to the north of the site. Blaydon shopping centre is situated immediately to the west of Chain Bridge Road which accommodates a range of national retailers including Morrisons supermarket and filling station and B&M. Blaydon Leisure Centre is also located a short distance to the south east.

    • The site has the benefit of Outline Planning Permission for a retail/leisure development dated 26 October 2016 (Ref: DC/16/01151/OUT). However, our client is due to submit an Outline Planning application for a residential scheme comprising around 150 units in February 2019.
    • Our client is in discussions with Aldi in respect of circa 1.5 acres to the north western corner of the site. An indicative plan showing the location of the store is available on request.
    • Bidders are therefore asked to submit two offers; one based on development of the whole site, with the other based on the development of the remainder of the site
