Bungalow Park Home Estate is an attractive and well maintained residential park home estate with potential for further development.
Bungalow Park has been in the ownership of the vendor's family for 12 years and has been owned personally by the vendor since 2017. The family acquired the park in 2007 since when they have continued to improve and maintain it to a high standard. The site is served by tarmac surfaced driveways which lead around the park to all of the mobile homes, except three which are accessed directly from Holders Road. These three plots offer potential for development as residential building plots, subject to planning permission. In addition it may be possible to develop three further plots on land currently occupied by seven garages and an area of grass in the centre of the park. The two semi-detached one-bedroom residential units are presently laid out as one residential property which is currently vacant and in need of refurbishment. In addition there is a small site office. Car parking is adjacent to each pitch, with a central car parking area mainly reserved for visitors. Since preparing the sale particulars we have been advised by our client that Wiltshire Council will be issuing a new site licence which will remove the maximum number of homes permitted on the site, which the current site licence states to be 70, provided that any additional homes meet the site licence in terms of spacing. There will therefore be space for four additional homes on the site, subject to planning and site licence conditions, which will bring the total number of plots to 71.
