To the north and east of the site are commercial and residential properties, to the south area retirement apartments and to the west is the Queen's Hotel. Site A comprises the former Buzz Bar which is to be demolished as per the planning permission and some vacant land immediately to the east. Site B comprises the buildings 18, 20, 22 and 24 Osborne Road part of which was used as the former Grosvenor Casino. There is also a small shop contained within the building, this was last occupied in January 2019. The combined site is subject to a master plan approach of a wider development site comprising the Queens Hotel, land to the south of the Queens Hotel and Sites A and B. The Queens Hotel which was originally constructed in 1861 has been under new ownership since early 2017 and is currently undergoing an extensive refurbishment programme.

    • The site is located in Southsea opposite Southsea Common on the south side of Osborne Road and the seafront home to Clarence Pier, Portsmouth Aquarium, the D-Day Museum and Southsea Castle. Palmerston Road and Clarendon Road are accessed from Osborne Road and comprise a variety of shops, cafes, bars and restaurants referred to as Southsea Shopping Parade. Gunwharf Quays, a premium retail outlet with bars, restaurants and a cinema, is located 0.94 miles (1.51 kilometres) to the north west.
    • Portsmouth and Southsea railway station is approximately 0.94 miles (1.51 kilometres) north of the site and Portsmouth Harbour Station 1.16 miles (1.86 kilometres) north west of the site, both of which provide direct access to London Waterloo in approximately 1.5 hours. The M275 leads directly out of the city and connects with junction 12 of the M27 and thereafter the national motorway system. The site is well connected by public transport with two bus stops on Osborne Road serving routes 6 and 23 providing access across the city and up to Leigh Park.
