The site comprises approximately 3.46 acres (1.4 hectares) gross of arable farmland, which was formally part of the neighbouring Teasal Hall Estate. Teasal Hall and its associated outbuildings form the northern boundary of the site, with expansive rural views beyond. The eastern and western boundaries are formed of further arable and pastoral farmland, as well as a private driveway abutting the western boundary. The southern boundary of the site is comprised of Weeland Road, with existing residential development beyond. The site’s topography is relatively flat.
