  • The site is located close to Lower Sydenham Railway Station, within the London Borough of Bromley. The site is triangular shaped and is bounded to the west by railway tracks and to the south east by the Pool River and a large recreational sports ground. To the north, the site abuts two residential redevelopment sites: to the west side, now known as Purbeck Gardens, is the completed redevelopment of the former Dylon International Works by Crest Nicholson which goes up to eight storeys in height adjacent to the site. To the east side, is the former Maybrey Works site where development is proceeding by Bellway Homes pursuant to a planning permission granted on appeal in July 2018 for 159 units.
  • There are range of retailers located in the immediate area including a Lidl supermarket 1 km from the site. Bell Green Retail Park is located approximately 1.5 km to the north of the site; this boasts a number of retailers including Next, Currys PC World, Halfords and Aldi. There is also a Sainsbury’s superstore immediately to the south of Bell Green Retail Park. Extensive green space and recreational facilities are located in a number of sports grounds in close proximity to the south and east of the site.
