The site is open land, extending to approximately 10.32 hectares (25.50 acres) gross. The topography of the site is gently sloping from north west to south east. To the north and east of the site lies a range of commercial occupiers, including a Tesco supermarket, B & M and Pets at Home. To the north of the site off Bleachcroft Way there is a former B&Q warehouse which is vacant and we understand there is a proposed use for this as a car supermarket. There is open agricultural land beyond to the south. The railway line borders the site to the west, with Hunningley Primary School, a range of residential properties and a cemetery beyond.
