Terms
A New effective full repairing and insuring lease for a term to be agreed subject to 5yearly reviews. The lease will be granted outside the protection and compensation provisions of the landlord and tenant act 1954 part ll (as amended).
Planning
Planning permission (19/07003/FULL) was granted on the 20th December 2019 for the redevelopment of 16 Hanover Street to provide seven floors of Class B1 office floor space and the use of the part basement and part ground floor as a restaurant (Class A3).
Premises Licence
It will be the tenant’s responsibility to secure its own Premises Licence in accordance with the planning consent.
Business Rates
To be assessed upon completion of the development.
Service Charge
The Tenant will pay a service charge, being a fair and reasonable proportion of costs incurred by the Landlord in the repair and maintenance of the building and provision of all services from which it benefits.
Timing
It is anticipated that possession will be available in Q1 2023 for the tenant’s fit out.
