An exceptional and historic C16th Grade II listed Hall, standing in grounds extending to c. 4.37 acres, with outstanding views over the Nidderdale AONB
The Old Hall dates from the late 16th Century and is Grade II listed on account of its architectural importance in the area. Constructed from distinctive Yorkshire sandstone under a stone slate roof, materials used in part to build York Minster. The house was home to Thomas Norton who lived in the Old Hall with his son Lord Fletcher Norton whilst commissioning Grantley Hall. The house received a number of features mirrored in the York Minster, including some eye catching chamfered mullioned windows with stone surrounds and continuous hoodmoulds.
Extending to 3400 sq ft, the property is large, but not too large, the majority of rooms being of near perfect proportions, each filled with an attractive blend of period features, including striking ceiling beams, feature fireplaces and stone flagged floors. Many of the rooms have sublime views of the adjoining paddocks and open countryside beyond. The four square architectural style provides a layout well suited to modern lifestyles, with each room leading off a central hallway or landing including a separate office space ideal for homeworking.
The ground floor has a room for all occasions, the first floor houses four bedrooms, served by a modern house bathroom and a large store room. The top floor has a further two bedrooms, one is a principal suite along with a large living space providing the perfect retreat.
The gardens and grounds lie predominantly to the south and west of the house, the formal gardens orientating to the south west extend to around 0.64 acres and are arranged over a series of terraces, with contrasting lawns, parterre rose and stone flagged sitting areas providing uninterrupted views across the fields towards the valley beyond. The land is divided into several paddocks, one with stabling to the north of the house and three to the south, all connected by the main driveway and a number of field gates, equating to around 4.37 acres in all - Ideal for equestrian use, or a morning walk with the dogs.
The driveway leads down from a village road to a large gravelled courtyard hosting ample parking and turning area retained by a low drystone wall and a stone barn, which has the benefit of extant planning permission granted for a standalone two storey, three bedroomed dwelling extending to approximately 941 sq ft (ref:20/04997/FUL),
