    The land is located close to the north Buckinghamshire village of Water Stratford, between the market towns of Buckingham and Brackley.

    Extending to about 244 acres (98.77 hectares), the property is a ring fenced block of arable land farmed under a traditional rotation. On the whole, the land is well suited to modern agriculture, split into large fields with good road access and farm tracks.

    A number of small areas of predominately deciduous woodland are spread across the property, which on the whole is bounded by mature hedgerows. These areas of woodland provide amenity and sporting appeal.

    The farm has previously been entered into a stewardship agreement which has now ceased. A number of headland margins and field corners remain left out of production and an application entering the farm into mid tier countryside stewardship has been submitted.

    Access to the land is taken at the points marked A on the plan, from the Water Stratford to Finmere road, the Water Stratford to Stowe road or off the A422 between Buffler's Holt and Westbury by Bear Bridge.
