There are direct rail services from Laurencekirk and Montrose to Aberdeen and to the south. Both Laurencekirk and Inverbervie provide a range of local services, with further facilities in both Montrose and Stonehaven. Aberdeen is easily reached.

The area is well served by grain merchants and agricultural suppliers. There is a successful local machinery ring based in Laurencekirk which can provide additional resources as and when required. There are livestock marts at Forfar and Inverurie.

The Land at Waterlair is a useful block of highly productive agricultural land. It has been farmed as an outlying block to a larger unit since the mid 1990s and was acquired to allow the expansion of the arable and shopping swede enterprises. Typically cropping has included spring barley, winter wheat, seed potatoes, parsnips, shopping swedes and rotational grass. Grass and potatoes are let out seasonally.

The fields are of an easily worked size and are accessed off the minor public roads, or from an internal farm track which leads down from the public road to the Arbuthnot road.

This block of land lies to the west of the minor public road, with the top field being accessed from a further minor public road. It includes some 118.28 acres arable and the land rises in height from 70 m – 120 m (230'-390') above sea level and is classified by the James Hutton Institute for Soil Research as being mainly Class 2 with some Class 3(1) and some Class 3(2).
