Grade II listed former rectory with frontage to the river Ouse.

About this property

  • The Old Rectory is a fine detached Grade II listed house dating from around 1724 standing in an attractive position on the edge of the village overlooking its own grounds towards a long frontage to the river Great Ouse and flanked by water meadows. Of brick construction with double hung sash windows under a slated roof, the southern and northern elevations feature two steeply pitched gabled cross wings joined by a central range. The house has been extended and altered over various centuries with, most recently, a large refurbishment and alterations in the 1970s. The light & spacious accommodation is arranged over two floors with all the main rooms facing south over the gardens and water meadows beyond. There are also extensive attics currently used for storage which may offer further potential (subject to any necessary consents).

The reception/dining hall provides a spacious entrance to the property with inner hall – and staircase to the right and leading directly into the main drawing room in the centre of the main part of the house, with underfloor heating and a wide open fireplace to one end with full width glazed doors which face south leading out onto a paved terrace. To the left there is a panelled sitting room with woodburner and floor to ceiling sash windows (with shutters) and a billiard room which leads directly to the garage. To the right is the farmhouse style kitchen breakfast room with two oven gas Aga and a range of fitted units. The ground floor also features a characterful dining room with “frescoed “ ceiling beyond which is an original wine store and a study together with a pantry and cloakroom.

The first floor is approached via an easy rise turning staircase. There are five bedrooms in total, three at the back of the house with distant views, a bath cloaks and shower room sits between the two front bedrooms. The landing stretches from one end of the first floor to the other and a hatch leads into the attics. These may offer potential (subject to the necessary planning and listed building consents) to be returned to use as additional accommodation. The two gables at either end have windows facing south towards the river.

The accommodation is shown in greater detail in the attached floor plans.

    Outside
The Old Rectory owns a section of Rectory Lane which leads up to the property this is shared with other properties. A pair of tall brick piers lead into the shingled entrance to the property and provide access also to the neighbouring coach house (which is in separate ownership). To the left of the house are the garages, neatly tucked around the side of the house and with two up and over doors. The front features a level lawned area and a number of mature trees. The majority of the grounds are situated to the rear of the house with a wide level lawn, feature pond and shrub and herbaceous borders.

To the south is a grassed bank beyond which are water meadows which stretch all the way to the river Great Ouse through which the vendors mow paths in Spring and Summer time. The wired hard tennis court (which would benefit from renovation) is over to the left and to the right the bank provides a pathway leading to the west over to a wooded section of the grounds which lead alongside an inlet down to the riverside. Within one of the mature trees that line the banks to the adjacent watercourse is a tall tree house. The path continues down to a clearing with a small outbuilding and a mooring for small boats. The bank provides an attractive walk along the river (which is fully navigable along this stretch).

Tucked away down a private road this house has great rooms for entertaining and an amazing view out across its lovely gardens and the water meadows beyond to the river – not many come up like this and I think you'll agree - this one's a cracker!
