About this property

  • Lago is a striking and individually designed house which occupies a wonderful position overlooking the clear water of Longdoles Lake The property which was built to an exacting specification by the current owners in 2019, extends to over 4,000 sq ft and includes a fabulous 1,000 sq ft roof terrace for
entertaining. There is also expansive decking surrounding the house, particularly on the lake side where it cantilevers over the water. To the front of the property there is the contrast of woodland with associated wildlife.

Internally the house is flooded with light, the property being predominantly glazed with full height sliding doors. The décor is neutral but the appearance is striking due to the use of imaginative and high quality finishes. As one would expect the appointments are of the highest quality and the layout
of the rooms give a splendid feeling of space and light. The accommodation is versatile in layout in that the second reception room could be used as a formal entertaining room or less formally as a playroom. Upstairs the main children's bedroom could easily be split to provide a fifth bedroom if required. The landing is also large enough to double as a relaxing/study area having a woodland vista. The property incorporates a high end Yamaha sound system and the underfloor central heating is by way of a gas fired boiler which is complemented by air conditioning in some rooms.

On entering the house the calm and relaxing nature of the property is immediately apparent. Crittal doors allow for a first glimpse of the lake which is then enhanced when entering the magnificent reception room. Zoned between sitting, dining and kitchen areas, the room has full width windows which provide the panoramic views. The sitting area has full width integrated furniture including cupboards, display shelves and a contemporary landscape gas fire. The central portion of the room incorporates a large beautiful built-in banquet seating dining area with upholstered seating including lower storage.

The custom bespoke kitchen is divided by an island breakfast bar incorporating the sleek sink unit (with Quooker tap and Insinkerator waste disposal ) with an array of built-in cupboards, a Gaggenau ceramic hob with, 2 Gaggenau dishwashers and an industrial ice maker. The other Gaggenau appliances include a fridge/freezer and 4 ovens, with 2 warming drawers. There is also an integrated sommelier Miele wine fridge. In addition there is a larder cupboard and a sleek illuminated mirror backed display area. A separate pantry is found opposite the utility room which has a further fridge freezer, the gas boiler and back door leading out onto the side terrace. Having windows to three sides and direct access to the terracing is the entertaining/family/play room which incorporates a unique stylish bar with fridge, wine cooler and display shelves backed with mirrors. Also on the ground floor
    is the cloakroom.

On the first floor the bedrooms are approached off a particularly light and spacious landing having full height fitted bookshelves/library area with sliding ladder and a walk in linen room. The main suite comprises a most spacious bedroom which extends the full depth of the house and incorporates a luxury bathroom, dressing areas as well as slatted fitted wardrobes and cupboards. There is also direct access out onto the balcony as well as full width picture windows overlooking the gorgeous and serene lake, with electric blinds and curtains. The children's bedroom is fitted with contemporary built in bunk beds and is large enough to provide a play area. It could be divided to offer a further bedroom if needed. The two other bedrooms enjoy peaceful woodland views and share a luxury bathroom, there also being a third bathroom off the landing. A hidden staircase leads up to a glazed hatch giving access to the sizeable roof terrace. Providing a glorious view of the whole setting, the terrace also enjoys all day sun and an alternative place to relax and admire the wide open sky.

Outside there is private parking to the front of the house for at least 2 cars with a pathway leading over the brook and across the brand new composite decking to the front door. To the side there is a bike shed whilst on the opposite side there is a boat storage area with a jetty giving direct access onto the water. There is also designated barbecue area and outside warm water shower. However, it is the private lakeside terrace that captures the attention being of a size capable of entertaining large parties. Indeed it is difficult to envisage a more idyllic space from which to enjoy lakeside living.

Local information

  • The Lakes are situated close to Lechlade, a small market town where the rivers Coln and Leach join the Thames. For centuries the town was one of the main trading arteries west of London, by both road and river. Leisure boats have now replaced the trading vessels and the town is a popular mooring place. The nearest other towns are Burford (the gateway to the Cotswolds) and Cirencester, often referred to as the capital of the Cotswolds.
  • Communications links are very good by both road and rail, with the town being well placed for access to the M4 (J15) and the M40 (J8) plus railway stations at Swindon, Charlbury and Didcot, which provide regular services to London Paddington.
  • In addition to the immediate leisure facilities, the area provides numerous sporting opportunities. These include golf at Cirencester and Burford, water-skiing, gliding and polo at Cirencester Park. Excellent pubs abound and include The Five Alls in Filkins and The Swan in Southrop. There is an opera festival at Longborough and theatres in Cheltenham and Oxford.
  • Lakes by Yoo
  • Set in 850 acres of freshwater lakes, woodlands and meadows, the Lakes By Yoo is a secure estate in the heart of the Cotswolds. Nature and sculpture trails, waterside barbecues, lakeside walkways and viewing platforms are all part of the estate. Sailing, canoeing and swimming can be enjoyed from the property. With a full concierge service, the estate is also popular for those looking for a retreat where everything can be catered for. As such there is also a basketball court, bicycle hire, zip wire, tipi, vegetable garden, birdhide and many other recreational activities.
  • Located in the heart of the estate is The Orchard Spa. Designed by award-winning architects, the spa has a glorious 17-metre heated pool with panoramic views across Clear Water Lake. In addition there is a sauna room, steam room and gym with Matrix equipment and kinesis wall.
  • The estate also provides other activities for all the family including a Kids Club and special events throughout the year. However, the essence of the environment is one of calm and tranquillity where the hurly burly of modern life can be forgotten.
