Its proximity to the A75 road network provides ready access to both local and national markets.
The holding extends in total to approximately 341.67 acres (138.27 hectares) offering a range of opportunities including livestock farming, woodland creation and management for carbon or environmental purposes. The land sits in a single ring-fenced block ranging in altitude from 50 metres to 129 metres above sea level and is classified between Grades 4 and 6 according to the James Hutton Institute land classification maps. The land comprises a mixture of soils, including brown soils, peaty gleys and a small amount of peat according to the National Soil Map of Scotland. It is currently all down to grass or rough grazing with one small block of woodland.
The land is entirely accessible from the U257W public road which leads from Creetown and passes centrally through the farm and on to another property to the east. The fields are predominantly bounded by stone dykes with some post and wire fencing.

Basic Payment Scheme - The entitlements will be apportioned between the area being retained by the seller and the area being sold. It is estimated that there are approximately 66.71 Region 1 Basic Payment Entitlements and 66.73 Region 2 Basic Payment Entitlements to transfer to the purchaser (this is a guide only - subject to final apportionment). The payment in relation to the current farming year will be retained by the seller.
Less Favoured Area Support Scheme - Chapelton lies entirely within the Less Favoured Area. Any payments made by SGRPID in the current farming year will be retained by the seller. The purchaser will be responsible for any claims made by SGRPID under the scheme against the seller in respect of any payments made prior to completion which are the result of the purchaser's actions.
Access - The land is entirely accessible from the U257W which is an adopted highway.
