Traditional stone built lodge house with pretty garden and excellent accommodation on the edge of St Andrews
Westray Lodge is a charming stone built lodge house which is thought to date back to the late 1800s. The house is on the outskirts of St Andrews and has extremely well presented accommodation all situated on one level. The house sits in beautiful enclosed gardens which are partially walled, providing it with superb privacy.
The monoblock driveway to Westray Lodge passes through large wooden gates leading into the courtyard. The front door leads into the entrance porch where there is a cloak cupboard and glass inner door leading into the reception hall. The reception hall is also used as a study and sitting room and has superb south facing views over the Western Cemetery towards the farmland and rolling hills beyond. The adjacent kitchen has windows overlooking the courtyard and is fitted with a range of units with solid wood work surfaces and a Belfast sink. There is a Rangemaster cooker which includes five burners, a warming plate, two ovens and an extractor fan above, as well as a Miele dishwasher. Beyond the kitchen is the family room with excellent natural light from glass double doors leading out to the courtyard. This doubles well as an additional bedroom as it has a shower room off.
There is a dining room off the reception hall with three beautiful arched fan windows providing views to the south. A corridor leading off the entrance hall leads past a family bathroom and utility room which has a drying pulley and plumbing for a washing machine to the sitting room with a large bay window overlooking the west garden and a gas fire with decorative iron surround under a wooden mantelpiece. A door leads to the rear porch and the master bedroom, with en suite shower room and fitted wardrobes. There are two further double bedrooms, both with good wardrobe space and one with en suite shower room.
The courtyard to the front of Westray Lodge offers good parking space. The sheltered garden has been beautifully landscaped with lawn and a variety of shrubs and trees. In a suntrap off the courtyard is a private sitting area with copper beech tree overhead. There is a handy bin storage area with a wooden garden shed to the side of the house. From the courtyard there are two doors into the house, the main front door and one to the family room. A gate leads into a further pebbled area of trees and rhododendrons which can be used as further outdoor storage space, additional parking or alternatively a child's play area. This area can be accessed from the cemetery, for vehicles, as well as the garden. It would be easy to remove the fence to integrate this area with the rest of the garden.
From Edinburgh take the M90 north and follow signs to A92 Glenrothes and then to Cupar and St Andrews. In Cupar take the B940 to Pitscottie. At the crossroads turn left onto the B939 towards St Andrews. Westray Lodge is the first house in the right hand side after the cemetery.
Mains water, mains gas, mains electricity. Drainage to private septic tank.
Westray Lodge is in Fife Council Tax Band G.
