Bridge of Allan is one of Stirlingshire's hidden gems. This historic spa town has a thriving centre with a good range of shops, cafés and restaurants. Beaconhurst School, at the far end of Kenilworth Road, is a highly regarded private day school taking boys and girls from the ages of 3 to 18. Bridge of Allan has numerous sporting facilities including a golf course and tennis club and this property also benefits from its proximity to Stirling University, which has beautiful grounds and many sporting facilities open to the public, including a near Olympic size swimming pool and indoor and outdoor tennis courts. The recently refurbished library is also open to the public and the Macrobert Arts Centre provides a wide range of live performances and includes a film theatre that screens both mainstream and arthouse films. There are also a number of excellent local primary and secondary state schools nearby. Private schools in the area include Dollar Academy, Strathallan, Morrison's Academy, Glenalmond and Kilgraston (girls only).

Stirling, just to the south, is the major town of central Scotland. Stirling Castle and the Wallace Monument rise high above the town and are testament to its historic past. The modern day town provides a full range of shops and services including several superstores and a branch of Waitrose.

Bridge of Allan is well placed for both road and rail connections to all the major towns of central Scotland. The connection between the M9 (south) and A9 (north) is only three miles to the west, giving quick access to Edinburgh, Glasgow and Perth. Both Edinburgh and Glasgow airports are within easy reach and Bridge of Allan has a railway station with commuter services to both cities.

The Loch Lomond and The Trossachs National Park lies just to the west with its wealth of outdoor activities including climbing, hill walking, water sports, fishing, shooting and stalking. The internationally renowned Gleneagles Hotel with its leisure club and golf courses is only 17 miles away.

Further Information

Khyber House is a unique family home built in a traditional Scottish style. Constructed in 1930 of rendered brick with a slate roof, the property has an unusual façade with striking bow windows and conical roofing above. The current owner purchased the property in 2012, prior to which it was fully refurbished. The owner has since carried out further extensive redecoration, bathroom improvements and laid a tarmac driveway and parking area.

Off the entrance hall there is a WC with a separate door to a cloakroom. Steps from here lead into the reception hall from which there are doors to the kitchen, drawing room and dining room. The drawing room has a wonderful bow window to the far end overlooking the garden and there is a modern fireplace set into the wall with white painted wooden mantel. The contemporary kitchen has a range of fitted units with an integrated sink, and appliances including a fridge freezer, dishwasher and a range cooker with three ovens, an eight ring hob, and an extractor fan above. There is also a built in breakfast bar. From here glass doors lead through to the dining room which has views on two aspects overlooking the gardens. It has a gas fireplace with white painted wooden mantel and slate hearth. There is an opening through to the sitting room which has double glass doors leading out to a decked area overlooking the gardens and the Allan Glen beyond. Also situated off the kitchen are a further WC, the boiler / drying room and a utility room with units, a sink, and plumbing for a washing machine and tumble dryer.

The first floor accommodation is approached by a staircase leading up from the main reception hall. There are three double bedrooms on the first floor, and a mezzanine bedroom off the halfway landing on the stairs. The bow ended master bedroom has four windows and views towards the hills of the Loch Lomond & The Trossachs National Park. It has an en suite shower room which has been recently upgraded. One of the other bedrooms on the first floor also has an en suite shower room. There is a family bathroom with WC, wash hand basin and bath with shower over. From the first floor landing a staircase leads up to the L-shaped attic office / gym with fitted desk space, Velux windows and two generous storage areas. This could be a further bedroom or playroom.

Gardens and Grounds

The tarmac driveway sweeps down from Upper Glen Road, through the pillared entrance to a timber double garage with electric doors. Sloping down from the driveway there is a two tiered lawn which is surrounded by established flower beds with a wide range of plants and shrubs, a large hedge which acts as the northwestern boundary, and mature trees including large holly and pine trees.

Situated behind Khyber House and the double garage is a large colourful mixed bed with a variety of planting and a range of trees and shrubs including a substantial rhododendron and a holly tree. Stone steps leading up from the parking area through the planted area provide pedestrian access onto the quiet Upper Glen Road.

Mains water, gas, electricity and drainage. Heating from mains gas fired boiler.
