    About this property

    • Ivory House is a fine detached Victorian villa dating from the late 1800's. The stone built property was constructed for Captain John Dewar, a son of the Vogrie Estate and Viceroy for the British Government in 1880. There are superb period features throughout and large reception rooms for entertaining in. The property benefits from ornate cornicing, original fireplaces, large windows, and a charming private garden to the rear with striking views to the Pentland hills.

The main house has a spacious hallway with vestibule out to the garden. The ground floor also features a grand sitting room with large windows that flood the room with light and a period marble fireplace as the focal point.

To the front lies the impressive dining room with lovely views over the garden. The Kitchen is also off the hall and is fitted with base and wall mounted units. There are a range of integrated appliances and a breakfast bar.

The Surgery annexe provides further accommodation and features 1 double bedroom with an en suite shower room. There is a further room which could be used as a sitting room to the annexe or an extra bedroom to the main house. There is a fully fitted utility room and separate wet room.

An impressive staircase rises to the first floor landing passing an arched feature window. The first floor has a beautifully appointed drawing room, and three generous double bedrooms with two en suits and an additional shower room.

The converted coach house provides excellent guest accommodation and is self-contained. It features a specious double bedroom with a bathroom, a drawing room and kitchen.

The gardens are beautifully maintained and laid to lawn, whilst being sheltered by mature trees. The main area of garden faces south and is double width with plenty of areas for outdoor dining and entertaining. There is a smaller garden by the coach house with lawn and raised beds, filled with colorful plants. The driveway flanks the house and there is parking for several cars by the front door.

The area to the north west of the main lawn has planning permission in principle (granted 06.06.18) for a residential dwelling. More information can be found on the Midlothian Council Planning portal.
