About this property

  • 2 Lumbo Den is one of four houses built in a steading development in the 1990's. It is built of white harled concrete block construction under a pitched, cement tile roof.

2 Lumbo Den is a bright house with excellent living space and four good sized bedrooms all with their own bathrooms. The accommodation comprises:

Glazed door to kitchen with double patio doors onto terrace outside. Coat cupboard beside door. Oak veneer floor. New fitted kitchen by Howdens with island unit and Silestone work surfaces. Bosch halogen hob and extractor fan. Two Bosch multi-function wall ovens, Bosch integrated fridge freezer, Bosch dishwasher and Belfast sink. Corner cupboard with Bosch washing machine.
Living room adjoining with glazed door to corridor with stairs to first floor, WC off and Bedroom 1 with deep understairs, low level cupboard. Shower room with separate cupboard containg Worcester central heating boiler.

First floor landing with door to bedroom 2. Italian tiled bathroom with bath, separate shower, WC and washbasin. Cupboard with hot water cylinder off.

Corridor to bedrooms 3 and 4 which are both en suite with Italian tiles, bath, separate shower, WC and washbasin.

    Outside:

2 Lumbo Den has access through the gateway and courtyard behind 2A. This leads to a paved parking and turning area in front of the double garage which has up and over doors and a storage shelf.

The back garden is enclosed by a solid, high wooden fence on three sides. There is a large, flat lawn and gravel terrace outside the entrance into the kitchen. On the far side of the kitchen, outside the patio doors, is a paved terrace. Below this is a sloping lawn with paths, trees, shrubs, a small pond and a greenhouse.

2 Lumbo Den and adjoining 2A were originally one large property with outbuildings. The division has been designed to give 2 Lumbo Den maximum privacy. Only two ground floor windows in 2 look onto the courtyard belonging to 2A with all of the other windows facing into the house's own garden on the other side. A high wooden fence has been erected to split the gardens. The large window in the roundel of 2A has been frosted to give the terrace outside the kitchen privacy.

Local information

  • 2 Lumbo Den is one of four houses in a steading development in a rural setting just outside St Andrews. The former farmhouse is the fifth dwelling and there are a pair of former farm cottages adjacent.
  • Lumbo Den is away from the hustle and bustle of St. Andrews whilst being only 2.5 miles from the town centre with all its shops, pubs and restaurants. There is a gate onto the Lade Braes footpath beside the neighbouring cottages. This path leads through ancient woodlands alongside the Kinness Burn all the way into the centre of the town.
  • The house is opposite both The Duke's Golf Course and a partially constructed new golf course at Feddinch. The Duke's Golf Course is a stunning parkland golf course with superb views over St Andrews. It is owned by Kohler Company who also own The Old Course Hotel. Mount Melville and Balone are clusters of houses built below Craigtoun mansion house on the top of the hill.
  • St Andrews is renowned worldwide as the 'Home of Golf'. There are now seven golf courses under the management of the St Andrews Links Trust, including the world-famous Old Course which played host to the 150th Open Championship in 2022. There are many other golf courses nearby, including two courses at Fairmont St Andrews, Kingsbarns and Dumbarnie.
  • St Andrews is well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre.
  • Leuchars railway station is on the main Aberdeen to London line and provides a link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to London Heathrow, and Edinburgh Airport is only 50 miles away.
