Prominent road side shop, restaurant and leisure opportunity

About this property

  • Description
Grantown East is a recently developed and immaculately presented road side retail, restaurant and leisure opportunity. The current owner has invested a substantial amount of resource into the property in recent years which comprises a fully refurbished and immaculately presented former station building, a modern convenience block and two converted railway carriages providing a restaurant and café. Surrounding the buildings is a generous parking area and events arena (specifically designed to accommodate training for typical Highland Games events such as tossing the caber). In 2015, Class 3 Planning Permission (Restaurant/Café) was approved (planning reference: 2015/0214/DET).

Given the site's strategic roadside location, there is potential for an incoming purchaser to resume the recently closed business (a heritage visitor centre and restaurant) or subject to gaining the relevant consents and permissions, utilise the expansive site for an alternative use.

    Buildings
The buildings at Grantown East are a particular feature of the property. They comprise a mix of beautifully restored traditional buildings and new purpose built facilities. The original station building, which dates from 1863, is visible from the road and is currently utilised for retail space. In 2018 the building was comprehensively refurbished, incorporating the traditional stone exterior with a contemporary and bright interior. The work was completed by a number of specialist restoration teams and contractors respectfully ensuring its heritage and original style remained intact.

Adjacent to the shop building there are two, linked railway carriages which have been converted to accommodate the restaurant, complete with a commercial kitchen and hand built, stone, wood fired pizza oven. Lying close to the railway carriages is a purpose built toilet block. Access to the shop and restaurant is taken directly from the A95 which opens to a generous parking area to the rear. There is also a steel portal framed building which provides a useful workshop and additional storage space.

    Site
The site at Grantown East extends to about 14 acres and includes landscaped areas and woodlands. Lying to the east of the shop and restaurant is a purpose built outdoor arena which has been utilised for hosting highland events during the summer months. On the edge of the arena there is an outdoor kitchen and catering facility. There is a miniature railway which runs through the woodland area close to the western boundary of the site.
